$960 / 2br - Roommate wanted for 2bed/1 bath (Sugarhouse)

Hello! I am seeking a roommate for my apartment! It is a 2 bedroom/ 1 bath with an open kitchen and living room floor plan.
It is a basement apartment, so there is some noise from the landlord above.
He is very laid back, works from home and does require quiet during normal working hours.
Special perks to the place include an in house washer dryer, utilities included and ample street parking.
Unfortunately no pets will be allowed due to the landlord's allergies.
Best of all the location is wonderful! Located in the heart of Sugarhouse with plenty of food, bars and the beautiful Sugarhouse park a ten minute walk away.
I am 29F.
As for myself as a roommate, I am very easy going and hope to find someone of a similar easy going nature.
My work hours are a bit off though, as I work a 2:00-12:30 swing shift seven days on / seven days off.
So during my ON week, you may not see me much.
However in my OFF time, I enjoy reading, writing, and other nerdier hobbies.
I do host DnD every other Thursday but other than that it’s pretty relaxed most time.
The rent would be 960$ a month and require a year long lease with a background check by the landlord.
I would prefer a woman between 22-35, but could be open to a male.
