Portuguese Office Market This newsletter covers the Office market in Portugal from 2020 to Q2 2024. We focus our analysis on Lisboa and Porto by office areas. Lisboa • 127.600sqm take-up in H1, the largest deals were: i) 27,000sqm on WellBe building by CGD and 17,000 sqm on Álvaro Pais building by BP on Q1 and ii) 17,000 sqm in Oriente Green Campus (WIP) on Q2. Prime yields generally increased 25b.p. since end 2023, standing at 5.0% in Zone 1 (Prime CBD). Porto • 28.400sqm take-up in H1, approx. 2,500 sqm in Lionesa Business Hub on Q2. Prime yields generally increased 75b.p. since end 2023, standing at 6.75% in Zone 1 (CBD Boavista). Rates There has been a decrease in all Euribor rates since September 23, where its recent max were registered, 4,14% 6M Euribor and 4,20% 12M Euribor. September YoY variation on the most common residential mortgages index, 6M Euribor, registered a negative 79b.p. variation. The ECB rate is at 4.25% (25b.p. since August) and we foresee a 25-50 b.p. decrease in the following months. Newsletter 13 - Portuguese NPL Market Reflecting on our involvement in #NPLIberia2024, we are pleased to share our latest newsletter, which provides insights into the current state of the NPL market in Portugal. - Total non-financial indebtedness has decreased by 0.5% to 808 billion €, with the public sector decreased 4b.p., 365 billion. Household debt (Housing + consumption) has increased at 152 billion € (+1.5%), and the private sector has decreased and is at 291 billion € (-1.7%). As GDP is expected to growth in terms of volume, 270 billion €, the percentage of debt relative to GDP will decrease to 107,5%. - We foresee a slight increase in NPL related to corporate, housing, and consumption. However, banks are well-prepared for any sudden increases in NPL. -Households: 78% are owners of their own house (+30b.p.) and 67% have own car and 34% have debt. 55% have ages between 35-54. -SMEs: 66,6% of the corporate debt it’s from SME´s (179 billion), slight decreased, being 56% of this debt from Micro companies. - All main Portuguese banks have an NPL ratio below the 5% target and the total credit at risk is 8.700M€ | Liquid: 3.900M€ (May 2024). - “Zêzere” Portfolio of Montepio closed by LX Partners with a BV of 120M. There are currently ongoing project Spring, valued at 265 M€. - There has been a decrease in 6 and 12-month Euribor rates, to 3.46% (-68 bp since its recent max on September 23) and 3.19% (-101 bp as its recent max on September 23), respectively. Max €/sqm registered in AM Lisbon Q1 2024, 2,769€/sqm. • In 2023 nearly 95 thousand deals. Q1 of 2024, 7.46 €/sqm/month (-3.25% since previous quarter). Maximum €/sqm/month in 2024 at AM Lisbon, 12.12€/sqm/month (+9,5% since homologous period). • l Q1 2024 average yield is at 5,48% (-11 b.p. than Q1 2023). • The annual labour costs continue to growth steadily, in June 2024, a growth rate of 0,1%. • Decrease of all Euribor’s rates, after the 25b.p. decrease on ECB rate to 4,25%. This newsletter covers the Residential market in Portugal Main findings: •In 2023, nearly 140 thousand housing market transactions were recorded, -18.7% than 2022. The 2022-2023 variation of the mortgage values for housing was +7.83%. Top average €/sqm value registered in AM Lisbon S2 2023, 2,274€/sqm. •Regarding lease agreements were recorded in 2023 nearly 190 thousand deals. Since the 2nd semester 2017, the Portuguese median rent value has a compound growth rate of 3,9%, registering in the 2st semester of 2023 7.21€/sqm/month (-0,83% since previous semester). The maximum €/sqm/month value was reached in 2023 in AM Lisbon, 11.05€/sqm/month (+0,18% since previous semester). •The residential Gross implicit yields have been slowly compressing since 2020. Portugal 2023 average yield is at 5,63% (-32 b.p. than 2022). •The annual labour costs continue to growth, with an average monthly variation of approximately +8%. Since March 2023, the annual variation of cost of materials start to decrease and at December 23 registered a negative growth rate of 2,2%. Continuous stabilization of all Euribor’s rates. The 6M Euribor is the rate most linked to residential mortgages being at 3,84% (+3 b.p.
