Last Thursday, the report: "Qvo Vadis E-commerce 2024", was released. Congrats Cushman & Wakefield, Industrial.pl and Damian Kolata on the great job. Your report is a solid dose of knowledge about the development of the e-commerce market in Poland and the CEE region. I am glad that I had the opportunity to comment on that topic from industrial investor&owner’s perspective. As Accolade we have been noticing the huge potential of border locations for years, which are of key importance to many tenants, including those from the e-commerce sector. Choosing locations such as Szczecin, Goleniów or Legnica is our well-thought-out decision, enabling tenants to quickly distribute goods to Western Europe, while maintaining lower logistics costs and greater flexibility of warehouse projects. The meeting devoted to the report's release was a great experience and an opportunity for an inspiring, substantive discussion. Thank you Damian Kolata for presenting the report and its conclusions and the great atmosphere during the meeting. Residential Complex in Kyiv😉 Once, a client approached us with a ready project for the RC, and even with the first buildings constructed. However, he wasn’t satisfied with the facade appearance, especially the color scheme. So, our initial task was to propose an idea to improve the facades of the existing buildings and create new facades for upcoming ones, to unify everything under one concept. One of our ideas won the tender among many architectural firms that also submitted their proposals. Like this post, if you want to find out what the idea was and which RC we're talking about. Working in a corporation. Is it worth it? Episode 37 - humility Today I will refer to an interesting publication on HUMILITY in business (publication attached). I generally agree with the theses presented in the attached publication. However, in corporations, humility is not an appreciated trait. From my almost 40 years of experience, it follows that in corporations, the top traits are assertiveness bordering on rudeness, cunning, the ability to suck up to superiors and other similar traits and competences. Those who made a career in such an entity as a corporation (in my case, it was International Paper and Mayr-Melnhof) either stuck to their superiors or fell out of the promotion queue. And the higher the position the superior held, the greater the attachment to him had to the subordinate counting on promotion (or other bonuses). Such an individual showed humility only towards superiors. Sometimes it took on a very unsavory form. The higher the corporate ranks, the less disgusting the behavior of subordinates. Members of the management or board were particularly pampered by subordinates. Offering them a cigarette, making coffee, admiring the director's car or other gadget, praising their ideas, praising their wisdom were commonplace. It looked as if the most important task of subordinates (in this case, department managers) was to suck up to the management. And there is no doubt that this sucking up fell on fertile ground. I can still see the delighted faces of the highest-ranking officials of the plants and corporations I do not want to use surnames or first names. I think that people behaving in the described way or accepting these homages from subordinates will easily recognize themselves in this description. And maybe they will have some time to reflect? I doubt it. All in all, it was not a sign of humility but only of boundless submission and fawning. This was done in anticipation of a reward or to avoid punishment. And in the hope that in the event of a catastrophe they would not be the first to be designated as a scapegoat. Even writing these words I feel a slight stomach ache (images I have seen for many years are coming back). Returning to humility. Very few individuals are able to admit a mistake, sprinkle ashes on their heads or take the problem "on the chest". Nevertheless, I know several high-ranking people who are able to behave decently in difficult situations. To be clear, they no longer work at MM (Mayr-Melnhof) Kwidzyn or have never worked there. Another observation of mine - the lower in the corporate hierarchy you go, the easier it is to find people who approach life and their surroundings with humility. Unfortunately, this phenomenon disappears as you advance in corporate structures. And on this sad note I end this publication. To be continued...
