    2024 promises to be a crucial year for the Panamanian real estate market, with a promising scenario that combines recovery and sustained growth. The Panamanian economy has shown remarkable resilience, reflected in projected GDP growth of 5.5%, driven by infrastructure investments and a favorable business environment. This positive economic environment is having a direct impact on the real estate sector, where both the residential and commercial markets are experiencing significant revitalization. Panama continues to be an attractive destination for foreign direct investment (FDI), with a steady flow of capital bolstering the development of new real estate projects. According to the Ministry of Economy and Finance, foreign direct investment in Panama increased by 7% compared to the previous year, especially in the construction of homes and offices. In the residential sector, demand for housing recorded an increase of 10%, reflecting urban growth and changing population preferences. Suburban areas are seeing a boom, with projects offering more space and modern amenities. This is not only a response to local demand, but also to the expectations of foreign investors. On the other hand, the commercial sector shows a tendency towards adaptability and flexibility. Coworking spaces have seen a growth of 15%, while commercial premises in strategic areas maintain their value and attractiveness. Infrastructure also plays a fundamental role in this market dynamism. The expansion of the Panama Metro, for example, increased the value of properties near the new stations by 12%. Port and airport expansion projects not only improve logistics, but also encourage real estate development in the surrounding areas, creating new opportunities for investors and developers. In terms of innovation, sustainability and technology they are at the forefront. Eco-sustainable construction and LEED certifications are increasingly in demand and virtual reality tools for viewing properties are revolutionizing the way real estate transactions are conducted. “The integration of green technologies and digital solutions is not just a trend, it is the future of the real estate sector in Panama,” says Jorge Fernández, sustainability and technology expert in the sector. However, the market faces challenges. Bureaucracy and regulatory procedures are still an obstacle, although significant efforts are being made to improve these processes.
