Rental listings decline 13.7% To understand just how little rental supply there is right now, consider this data from PropTrack. The number of newly advertised properties for rent in March was 13.7% lower than the year before and the lowest March result since 2010. Furthermore, as the graph shows, all but one part of the country (regional South Australia) experienced a decline in rental listings compared to the year before and all but one part of the country (Canberra) experienced a decline compared to the 10-year average. “The scarcity of new rental listings reflects the challenge that renters are facing, with a significant shortage of properties becoming available for rent and heightened number of people seeking rentals,” PropTrack said. Rental demand cooling but market remains tight PropTrack data shows that the average rental listing in June received 4.6% fewer enquiries than the year before, suggesting that more rental properties have come onto the market. Yet stock levels remain “critically low”. So why this apparent contradiction? Senior data analyst Karen Dellow said it's because some renters have responded to the challenging rental market by purchasing a property or moving to shared accommodation. As a result, fewer people are now competing for the limited pool of rental properties. “Although the pace of growth in the median weekly rent has slowed and the rental vacancy rate has slightly increased, the moderate decline in enquiries per listing might persist as renters opt to buy or share housing due to high rental costs.
