National vendor discounting falls to 3.5% The average vendor ultimately sells their home for less than the original listing price. More vendor discounting indicates a weaker market while less represents a stronger market. So how much vendor discounting is occurring right now? Across Australia, the median vendor discount fell from 3.6% in the March quarter to 3.5% in the April quarter – the lowest in two years – according to CoreLogic. That included a fall from 3.9% to 3.8% in regional locations and a rise from 3.1% to 3.2% in the capital cities. Affordable properties with solid investment potential—time to look at Regional SA!​ ​ Latest data from REA Group and PropTrack shows that the Lower North region, including towns like Clare and Wakefield, is on the rise, with house prices up 65% over the past year, now averaging $380,000. Rental returns are looking strong too, with $350 per week and a 4.8% yield.​ ​ Similarly, places like Murray and Mallee, Eyre Peninsula, and the Mid North are also catching investors’ eyes, with house prices between $250,000 and $395,000, and solid yields over 4%. In this monthly update we will take a closer look at current trends in sales volumes, percentages sold, amounts raised and other interesting trends in the residential auctions market. What is your agency doing to train and develop your auctioneers? As it stands, the model for conducting property auctions in Victoria is fairly set – either an agency engages a specialist auctioneer (like us) or uses an internal auctioneer. Since the beginning of the year, we’ve visited more than 20 agencies and asked questions about what they’re doing to train and develop their auctioneers. For example, how they measure the performance of auctioneers, their auctioneers’ readiness for growth and scalability, the standard of best practice, and existing training. Across the board, the answers to those questions have been astounding. Nothing. 100% of the agencies we’ve spoken to are doing nothing to set their auctioneers up for success, and instead are leaving them to “practice” in live auction scenarios, when the stakes are high, and the vendor is expecting a result. Think about that for a moment. Can you think of another performance-based profession that allows its players to take the field without training? In this context, an auctioneer isn’t far different to a professional athlete, and they’d never take the field without reviewing footage, practicing skills, and finding ways to improve. After all, that’s how you beat your competition. Training is how you win! This situation leads to a number of confronting questions for agencies including that the businesses clearly have no plan for taking their auctioneers to the next level, no support structure to help them improve, and no measure of whether they’re improving or not. Furthermore, it calls into question whether the people who most publicly represent the brand by calling auctions on the street is even presenting in a way that’s aligned with the business’ brand, and upholding its values, presentation, and adding to its prestige. Most of all, in these instances there’s no measurable way to prove to a vendor that an auctioneer is any good. Because if there are no benchmarks for success, how can you even know what good is? So what is your agency doing to set your auctioneers up for success? Federal Budget Report 2024/2025 The Australian Federal Government's 2024-25 Budget looks to balance cost of living relief without stoking inflation. It marks a significant milestone, achieving back-to-back surpluses for the first time in almost two decades. This year’s budget allocates $11.3 billion for housing, including $9.3 billion for social housing and homelessness, $1 billion for crisis and transitional accommodation, and an additional 10 per cent increase in Commonwealth Rent Assistance. These measures will help boost the supply of homes over the medium term. While the plan is multifaceted, focusing on several key areas to achieve its goals and supported by a $90.6 million construction workforce package, we are still lacking a more immediate solution to increase the supply of new homes. Overall, the markets remains largely unchanged. What remains to be seen is whether the government has effectively aligned its fiscal policy with monetary policy to prevent fuelling inflation and potentially prompting further rate hikes by the RBA - meaning that the rates remains the same; steady through 2024 with a potential cut at the start of 2025. You may have heard that when it comes to property investment, the longer you hold a property, the higher your profits are likely to be. Data recently revealed by CoreLogic supports this. It revealed that properties held for 30 years had a median profit of $780,000 versus properties held for two years had a median profit of $82,000. While it’s impossible to know for sure if or how a property will profit over time, extending the holding period allows for it to ride out any bumps in the road like recessions or other economic crises.
