*JOB TITLE* Leasing Consultant *HOURS* Mon-Fri, 9a-5p, On-call shifts are required *PAY RANGE* Based on Experience and Skill Set *JOB DESCRIPTION* The Leasing Consultant position reports directly to the Property Manager and is responsible for handling all aspects of leasing apartment units and assisting the Property Manager with day-to-day operations.
Also responsible for assuring the Company’s standards are achieved and excellent customer service is delivered.
This position offers significant upside and upward mobility with the goal of the Leasing Consultant growing into a Property Manager role.
*GENERAL JOB DUTIES* * Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
* Establishes rental rate by surveying local rental rates.
* Understands the community, specials and floor plans.
* Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
* Contracts with tenants by negotiating leases and collecting security deposit.
* Ability to qualify all prospective residents and maintains all resident leasing files.
* Inspects all pre-leased apartments prior to resident’s scheduled move-in date.
* coordinates all changes regarding resident move-outs.
* Enforces occupancy policies and procedures by confronting violators.
* Daily communication and collaboration with staff, Property Manager and others as needed including any service maintenance requests.
* May be asked to assist at other communities as needed.
*JOB REQUIREMENTS* * Bachelor’s degree highly preferred; equivalent work experience in property management will be considered * Work authorization (Required) * 1+ years experience in property management * Strong interpersonal skills * Ability to comply with operational policies and procedures, codes, and regulations * Must be able to read, write, and speak fluent English * Exceptional organizational, problem-solving, and interpersonal skills * Strong familiarity and working knowledge of fair housing laws and anti-discrimination legislation.
