 🏡 Trophy home sales in Constantia are soaring. The luxury market continues to see strong demand, with a significant uptick in high-end sales over the past three years, according to property group Lew Geffen Sotheby’s International Realty. Historically, high-net-worth individuals, especially Europeans, preferred luxury properties in cities like London, Paris, and Monaco. However, recent geopolitical uncertainties and economic fluctuations have led investors to consider Cape Town.Propstats data reveals that only 7 out of 72 houses sold in Upper Constantia in 2018 were above R20 million, highlighting a trend towards more high-value transactions. Our MD, Tarina Vlok (AIISA), cautions that international buyers may be unaware of local challenges, particularly for rebuilding or remodelling. High-value properties come with unique risks, such as underinsurance. A 10% underinsurance on a R24 million property could leave the insurer R2.4 million out-of-pocket in case of a total loss.
