*Job Summary*
We are seeking a highly organized and experienced Property Manager to oversee the daily operations of our properties.
As a Property Manager, you will be responsible for maintaining and maximizing property occupancy, ensuring tenant satisfaction, and managing property maintenance and repairs.
*Duties* - Manage all aspects of property operations, including leasing, rent collection, maintenance, and tenant relations - Conduct property inspections to ensure compliance with safety and maintenance standards - Handle tenant inquiries, complaints, and requests in a timely and professional manner - Market available properties to attract prospective tenants and conduct property tours - Negotiate lease agreements and renewals with tenants - Oversee the eviction process when necessary - Maintain accurate records of property income and expenses - Collaborate with contractors and vendors for property repairs and maintenance - Implement effective marketing strategies to increase property visibility and attract new tenants -Approve and submit invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Accounts, and managing communication between the vendor/contractor and accounting.
-Supervise onsite staff including Leasing Specialists, Maintenance Manager, Maintenance Technicians, Porters and vendors.
Plan, organize and manage employee focused activities.
Assist with onsite recruitment.
Facilitate employee development and retention through staff leadership, training opportunities that promote maximum productivity and position the employee for increased responsibilities and job growth.
-Ensure all building operating systems such as elevators, boilers, mechanical systems, trash compactors are (as required) placed on a corporate approved preventive maintenance program.
Work closely with the Maintenance Manager to create a monthly preventive maintenance calendar.
-Ensure that the appearance and physical aspects of the property meet Ownership’s established standards.
-Establish and run weekly site meetings with senior manager and site staff to review maintenance work orders, capital improvement projects, resident feedback, leasing goals and obstacles, etc.
-Track and push the marketing plan traffic goals to ensure adequate traffic and closing rations for both new and existing leases.
-Responsible for knowing and understanding the market of property’s similar peer group.
Keep informed about new development or redevelopments within the market and can discuss how these will impact property.
Build relationships with local business organizations or industry organizations to gain additional market information.
-Process eligible households for rental assistance and affordable housing programs.
Process the applications and information received from the Property Manager and determine eligibility for the program -Verify income, assets, medical or unusual expenses, and assisted dwelling information.
Enter data in OneSite, generating rent, utility allowance, and escrow calculations -Ensure the property tenant files are organized, complete and accurate.
Ensure that Property Software Data is accurate at all times.
Ensure that the site(s) maintain compliance with applicable state and federal program regulations.
-Ensure the property and grounds are well maintained.
Direct maintenance team to implement maintenance programs and controls.
Report property incidents, accidents, and injuries in accordance with company policy.
Resolve Resident issues and conflicts timely and in accordance with site guidelines.
-Prepare the property's annual budget for approval by senior management.
-Provide accurate financial reporting and monthly variance reporting.
-Solicit bids, process Purchase Orders and Invoices as needed in accordance with Winn Purchasing Policy.
Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines.
*Skills* To succeed in this role, you should possess the following skills: - Strong conflict management skills to handle tenant disputes effectively - Knowledge of Section 8 housing regulations and procedures - Excellent negotiation skills to secure favorable lease agreements - Proficiency in property management software such as CMMS, OneSite, or Yardi - Experience in property leasing and sales to effectively market properties - Strong organizational skills to manage multiple properties simultaneously *Experience:* - Proficiency in legal administrative tasks related to housing management and eviction process - Strong phone etiquette and customer relationship management skills - Experience working with property management software such as Yardi, OneSite, or similar platforms - Knowledge of Section 8 housing programs and regulations is highly desirable - Excellent organizational and administrative skills - Ability to multitask and prioritize responsibilities effectively -High School/GED education required -B.
S preferred -5-7 years of supervisory experience working in a residential property management firm -Ability to work within a team -Customer service first attitude – professional, courteous, and friendly demeanor -Ability to communicate clearly with residents and staff -Bilingual a plus -Must be familiar with Fair Housing, ADA, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.
