Job Overview
The Leasing & Occupancy Specialist is primarily responsible for overseeing the leasing and ongoing tenant compliance for a portfolio of 500+ units, while maintaining a portfolio with high occupancy.
In addition to interacting with the tenants, the Specialist will interact with third-party vendor and contractor relationships including third-party realtors, municipalities, government agencies, and general contractors.
Responsibilities
Meets with perspective residents, identifies their housing needs, and interviews them to determine eligibility based on established criteria.
Creates and maintains tenant applications.
Reviews all applications and collects required documentation.
Prepares leases and related leasing addendums.
Collects funds related to applications, security deposits, and rentals.
Completes move-in inspections with tenants.
Strives to attain affirmative marketing and leasing goals.
Oversees all ongoing tenant compliance functions, including any required recertifications with municipalities, applicable affordable housing programs, and HUD/Agency regulation throughout New Jersey.
Ensures that annual rent increase requests are made with the appropriate municipalities.
Ensures that all residents are presented with annual lease renewals.
Facilitates annual tax credit auditing and ongoing compliance.
Qualifications
Proficient in Microsoft Office Suite.
Excellent organizational, analytical, and time management skills.
Must possess a high-level of moral judgment for handling confidential information.
Experience with Yardi Voyager is a plus.
LIHTC Certification and Possession of Occupancy Specialist Certification preferred.
Strong interpersonal and communication (verbal and written) skills.
Ability to work independently and collaboratively in a fast-paced environment.
Bilingual in both English and Spanish (preferred).
Fair housing knowledge.
Valid Driver's License.
Reporting to the office the whole week is required.
