The role is based in New York City and requires traveling flexibility throughout the city.
As the NYC Real Estate Manager, you will drive supply growth in the New York Area, by working with the Head of Real Estate and the Growth team to identify top-of-the-funnel supply opportunities for Codi, get brokers and landlords onboard, negotiate agreements, manage deal closings, and asset manage the properties in Codi’s portfolio.
Your primary role is to sell Codi to brokers and owners of office buildings and to onboard as many quality units as possible.
The best candidates may have Real Estate experience, but it's more important that they have a demonstrated history of sales, learning new processes fast, can evangelize an ever-changing product, and work well in a team environment.
Relationship building and management is a must in this role!

Your Responsibilities
Grow Codi’s portfolio of offices in New York City
Use local real estate knowledge and a network of contacts to source brokers and owners with vacancies where the Codi business model can operate and create value.
Manage relationships with owners and brokers including deal structuring, ongoing correspondence, and legal alignment.
Prospect, qualify, underwrite, pitch, and close new real estate opportunities.
Conduct cold outreach (calls, emails, etc) into brokers/landlords
Research and refine the pitch to brokers/landlords
Tour the spaces in-person with brokers/landlords, as well as future Codi clients.
Build relationships with the best brokers and owners and expand existing accounts.
Develop and maintain a network of local agents and broker partners to drive the supply pipeline.
Work closely with the Head of Real Estate to develop and implement a supply growth acquisition plan
Craft, negotiate, and support complex license agreements (not leases!) favorable to Codi and our clients, with a focus on commercial terms, as well as flexible termination clauses.
Identify and refine supply quality criteria based on our client pipeline to minimize vacancy times and rates.
Become an expert at pipeline management by collaborating with our Operations team, while ensuring quality spaces and driving improvements to the process when shortcomings are identified.
Requirements
Experience in commercial real estate is a major plus, but not an absolute prerequisite
Record of success in real estate sales, and demonstrated history of high volume outreach (cold calling, emailing, prospecting).
Experience in Real Estate with property acquisition & lease negotiation.
Robust real estate network.
You can find your way to any broker or landlord in the city and can leverage your rolodex.
You live, breathe, and sleep real estate; you are passionate and knowledgeable about the real estate market.
Accomplished salesperson and closer.
You’ve mastered the art of presenting a value proposition and handling objections while inspiring trust.
Analytical, decisive and the entrepreneurial drive to defend a novel license agreement that's new to your audience.
Outstanding communicator with the ability to communicate complex deals in simple terms.
Willing to kickstart other markets by pitching brokers and landlords remotely if need be.
