Moderate Income Management Company Inc.
is currently seeking an experienced Property Manager in Jersey City.
The Property Manager works to establish and maintain positive, productive relationships with the community, government agencies, vendors and maintenance personnel, ensuring consistent application of company policies and procedures.
The Property Manager will also manage the HUD Section 8 certification process and handle various other compliance-based administrative functions.
*JOB RESPONSIBILITIES:*
*Administration:*
· Maintains occupancy and rent collection targets;
· Posts rent payments for the site, including tenant payments, subsidy checks, and other payments;
· Monitor Accounts Receivable, and assist the property accountant in initiating collections activities, including legal action for non-payment.
· Provides periodic reports to management with respect to site-specific occupancy and tenant certifications.
· Assists in the preparation of monthly, quarterly, and annual reports required by various programs or government entities, ensuring all deadlines are met.
· Creates and tracks invoices for third-party vendors and providers to ensure timely payment;
· Makes contact with and monitors vendor orders and confirms service delivery.
· Works cooperatively with the Maintenance Staff to insure the highest level of professionalism.
*Compliance:*
· Completes all application and certification paperwork for review by the Compliance Staff;
· Prepares residential leases and maintains program-compliant waitlists;
· Prepares for and participate in annual compliance audits by state and local agencies;
· Ensures timely and accurate tenant recertification in accordance with property-specific program requirements;
· Maintains compliance with EIV and other HUD compliance protocols;
· Works with Property teams to set goals to ensure all properties are kept to occupancy manual standards.
· Coordinates and assists with preparation in facility inspections, both internal and external;
· Coordinates and assists with apartment inspections as required.
*Required Skills and Qualification*
* Confident, positive attitude, and ability to multi-task.
* Knowledge of YARDI or similar property management software
* Good communication skills, both written and verbal.
* Ability to interact with a wide range of people.
* Working knowledge of the NJHMFA and HUD regulations
* Proficient in Microsoft Office
* Accuracy and attention to detail
* 3+ years or property management experience, affordable housing preferred.
* Working knowledge of LIHTC or HUD guidelines
Job Type: Full-time
Pay: $65,000.
00 - $70,000.
