Fajarbaru poised to break new highs as it ramps up jobs After hitting a 52-week high of 37 sen just two months ago, Fajarbaru Builder Group Bhd succumbed to profit taking subsequently. However, the counter appears to be heading to new highs supported by bullish trends. Fajarbaru’s share price uptrend is still intact after climbing from the recent low of 31 sen on 19 Apr to close at RM0.35 on May 10. Good thing is the counter is ready to test its previous high of 37 sen ahead. It did well to trend higher from a year low of 26 sen last June.  Secured two construction contracts totalling RM266 million in April. The stock could challenge resistance thresholds of 38 sen and 41 sen. Fundamentally, Fajarbaru’s net profit soared to RM19.2 million in 2QFY24,  a reversal from net loss of RM1.8 million previously. This has raised its 1HFY Jun 2024’s bottomline to RM22 million, which is an astounding year-on-year growth of 629%. Valuation of Fajarbaru is dirt cheap, trading at a price to book multiple of 0.67x based on its book value per share of 52 sen as of end-Dec 2023. Last month, the company was awarded two construction contracts worth RM13.3 million from Malaysia Airports. The job that investors are more excited about is the RM252.26 million contract from WCT Holdings Bhd as this is one of Fajarbaru’s biggest contract wins year-to-date. The WCT contract is for Fajarbaru to undertake Phase 1 of a two-phase development of two blocks of serviced apartments in Johor Bahru. The contract period for Phase 1 is 36 months, commencing on May 6 this year and to be completed on May 5, 2027. Phase 2 works, comprising four serviced apartment towers, is subject to the confirmation of award by WCT Construction within a 12-month period from the date of commencement of the contract. Fajarbaru group executive chairman Datuk Seri Chan Kong Choy said the contract win brings its total construction orderbook to RM1.2 billion. Things are certainly looking up for the construction outfit given the improving construction as property development sectors. Fajarbaru is mainly involved in the construction, property development, logging & timber trading and plantation businesses primarily in Malaysia and Australia.

Many know about affordable housing (rumah mampu milik), but little knows about affordable shops (kedai mampu milik) and affordable factories (kilang mampu milik). It is a policy, imposed by some state governments on private developers, to help small entrepreneurs with fewer financial resources to own their business premises so as to encourage the establishment of more start-ups. Same as the affordable housing, the viability of affordable shops and factories depends heavily on the cross-subsidization from free-market properties, because the actual development cost often exceeds the capped selling price set by the regulators. This article is written with the aim of sharing insights on how such policy can have impact on the entire industry. By drawing example from the conventional Bumiputera blanket discount giving to every individual buyer, regardless of the type and size of developments and the buyer’s income profile; it is unlikely that such subsidy policy can meet its intended objectives. The value keeps deteriorate for last 10 years. 3. Jam like hell and only retiree come to your coffee shop? ❓️Why we always said #malaysia #property price index doubled in 10 years? New #township development is one thing, attempts to release the value of old township is another drivers to upkeep momentum of capital appreciation. Leasehold is a way government time #development of the area, and revamp the amenities for the people's benefits there. What it means to the market and people?: 1️⃣The wiring of the shop house already 60 years, the designs can no longer cope with the capacity ( last time only 1 kettle, 1tv and lighting.. now: extension after extension for 10 mobile phones, apple watches!, cctv, screen, 3 tvs.. massage chairs ). this increase the fire hazard. there is a need to redevelop the shops. 2️⃣The #value of some old townships were stagnant due to narrow roads,🚳 jam, old building designs, no aircon.. the redevelopment with better traffic flow and comprehensive modern amenities will increase the land value. 3️⃣ #Land is a scarcity resources. it is duty of state government to increase state's wealth via highest and best use of the land. 4️⃣Their even bigger responsibility is to take Care of people's welfare. It's been a month since I kicked off the mid-year checkpoint for District 51 this term, starting from November 2024. We began with the District Officers Training (similar to Head of Departments) on 9 & 10 Nov 2024, with tremendous support from Past Leaders Kiang Faang Pyng, KK Chee, CY Chung, TLI Chair (Head of Learning & Development) Grace Chan and the team — Helen Teoh , Tharmizy, and Steven Wee — along with the Club Growth extended team: Khian Kwong Lim, Sawiah Jusoh , and David Li. During this session, we reviewed the performance of the past four months, comparing it to our targeted goals. Gaps were identified, and strategic plans were put in place to achieve them. The following weekends were filled with mid-year check-ins with the club leaders from the eight Divisions under my care. The travel between KL and Penang was undoubtedly demanding, but every trip was worth it as I supported back-to-back training sessions nearly every weekend. I am deeply grateful for the unwavering support of Program Quality Director (Education) Radzi and Club Growth Director (Marketing) Huei Ying Lim , who have always been by my side. I am delighted that the following goals were successfully checked off during this series of mid-year trainings: ➡️Alignment on Goals: Ensuring that we are all on the same page about our strategic objectives. ➡️Celebrating Achievements: Taking the time to recognize the milestones and successes we’ve achieved together. ➡️Identifying Challenges: Addressing roadblocks and obstacles that may have hindered progress. ➡️Resource Assessment: Evaluating whether we have the necessary tools and support to meet our goals. ➡️Enhancing Work Experience: Gathering feedback to improve our work environment and job satisfaction. This leadership journey with Toastmasters has deepened my insights on how to lead and inspire a team toward achieving our goals. HAVE YOU EVER THOUGHT OF QUITTING? 😯 Let's address that today, shall we? ✍🏾 Today in Workplace Talk with Abby, I'll give my two cents on quitting. ▶ Let’s be real for a minute! Does quitting your current job cross your mind often? And why is that? Perhaps the pay is insufficient? Perhaps the workplace is toxic? Perhaps you realize your season there is over? ▶ By the time quitting is crossing your mind more than thrice a month at your current workplace, you need to understand where that desire comes from. Evaluate where your emotional and mental health is at when it comes to the level of work, professionalism, and remuneration. ▶ Do you have any fear? Fear to address co-workers? Fear to say no to work that is dangerously out of your scope? Fear to establish work hours boundaries? Fear of the office politics? Boldness here will be required! You will have to do the work to mentally prepare yourself to address these fears, one at a time. 1️⃣ Keep Your Thoughts to Yourself: For now. Protect this idea from anyone at your workplace until you make a definite decision on your way forward. DO NOT share too much information about you wanting to quit, so that it is not to be used against you in office politics. 2️⃣ Explore Your Options: Internal Transfer: If possible, consider transferring to a different department or role within the company where the environment might be better. Request for a promotion: In case pay is the only issue, apply for a promotion every two or so years and see if it is a viable option. 3️⃣ Plan Your Exit Startegy: Kama ni kubaya, (you have seen no improvements, you are constantly drained and not operating at full thriving potential) start planning your exit strategy as soon as possible! What does a practical exit strategy look like? ☑ Funnel as much money into an Emergency Fund worth six to twelve months of your expenses. As a cushion when you leave. ☑ Start securing other work opportunities. Apply for higher positions than what you are currently doing. Shoot that shot, HIGH! ☑ Keep two or three beneficial work relationships for reference purposes. ☑ NETWORK within your field as much as possible. Go to networking events within or even outside your current trajectory. Open yourself up to success! ☑ Monetize your hobbies or passions. Find ways to creatively make money with something you can wake up everyday to do effortlessly. ☑ Build a LinkedIn community and keep your professional documents up to date! Do you find this helpful? 100 years of the Causeway The Johor-Singapore Causeway opened a century ago today! My state constituency of Perling is adjacent to the Causeway while the Second Link is located within my parliamentary constituency of Iskandar Puteri, keeping me constantly thinking about the future of economic activities and human stories between Malaysia and Singapore. On 9 May, my friend Dr Francis Hutchison of ISEAS-Yusof-Ishak Institute invited me to speak at a conference organised by Asia Research Institute (ARI), National University of Singapore with the title “The Johor-Singapore Causeway: Celebrating and Conceptualizing its Centenary”. I was especially honoured to find that Professor Wang Gungwu, someone whom I have immense respect for, was seated in the audience at this fascinating event. In my speech, I shared my view that since taking office, Prime Minister Datuk Seri Anwar Ibrahim has put collaboration as the central feature of the Malaysia-Singapore relations, paving the way for initiatives such as the Johor-Singapore Special Economic Zone which is being negotiated now. The Yang di-Pertuan Agong Sultan Ibrahim is known for his support for closer ties between the two countries. Trust between the leadership is important. As far as economics is concerned, gone was the hyper-globalisation period when Singapore was the financial centre and China was almost the only consequential factory for the world. Post-Covid-19 with other geopolitical challenges, corporations are now looking for shorter and more secure supply chains. Collaborations between the two sides of the Causeway to ensure a safe and secure supply chain is what matters today. For seamless mobility, beyond the Causeway and the Second Link, as well as the Johor Bahru-Singapore Rapid Transit System (RTS) that will be operational in 2027, more physical connections should be explored, such as ferries from Puteri Harbour and Forest City to Tuas, and other potential new linkages should be considered. In the long run, to make collaboration sustainable, it is the ordinary people on both sides of the Causeway that must benefit. More jobs at a much higher pay and more economic activities at a much higher level of complexity and sophistication must be created in Johor so that Malaysians will no longer have to work as cheap labour in Singapore.

Sharing Knowledge, Building Safer Workplaces Together! I recently had the privilege of sharing key takeaways from two impactful WSH conferences during the NTUC WSH Committee meeting, alongside fellow union leaders. Our goal? To make sure valuable knowledge reaches every corner of our workplaces, creating safer and healthier environments for all. Another sharing session invited to share are: Lithium Battery Safety – Thanks to Energizer Singapore for an insightful session on the dos and don’ts of handling lithium batteries, as well as the advantages of alkaline options. This knowledge empowers us to make safer choices and prevent potential hazards. Mental Wellness Matters – Grateful to Joseph Kalaivanar for introducing the Well-being Champions Network™ and promoting the Well-being First Responders initiative. This effort equips us to address mental health stigma and act as first responders, supporting our colleagues well-being in meaningful ways. Knowledge sharing like this ensures that even those unable to attend gain insights to take back to their workplaces.
