One prominent example is the M3M Urbana in Gurgaon, a mixed-use project built on just 8.2 acres with an FAR of 4.5. It features a combination of office spaces, retail outlets, and high-end residential units, proving that even smaller plots can be highly productive and profitable. The project capitalizes on vertical construction to provide over 1 million square feet of built-up space, highlighting the efficiency of such models in high-demand urban areas. In Lucknow, the Omaxe World in Gomti Nagar is another standout. Developed on around 2.5 acres, it blends commercial office spaces, shopping complexes, and serviced apartments, all within a compact footprint. This project is a prime example of how Lucknow, traditionally known for its horizontal expansion, is now embracing vertical mixed-use development. With an FAR of 4, this development has over 200,000 square feet of functional space, catering to the increasing demand for integrated urban living without requiring extensive land areas. Developers focus on high growth areas of luxury housing, redevelopment The rising demand for luxury homes post the pandemic has led to most real estate developers shifting their focus on this segment besides redevelopment in Mumbai city and the Mumbai Metropolitan Region (MMR) which has emerged as a viable business proposition to maximise profit and enhance brand equity. “This redevelopment project has generated lot of demand in the locality. The average price of a flat in this 25 storied project is ₹2.5 crore to ₹3 crore and we have 325 flats in the sale portion,” said Ashok Chhajer, CMD, Arihant Superstructures Ltd. Flexible office space/coworking operators leased 2.6 million sq ft in these cities which is the highest in any quarter. - It is estimated that 15.6 million sq ft office space has been leased during April-June quarter as against 14.6 million sq ft in the same period a year ago. - Gross leasing does not include lease renewals, pre-commitments and deals where only a LOI has been signed. - According to the data, the gross leasing of office space in 6 major cities during April-June quarter is as below Bengaluru - Risen by 41% to 4.8million sq ft compared to 3.4 million sq ft in the same period last year Hyderabad - Up by 73% to 2.6 million sq ft compared to 1.5 million sq ft in the same period last year. Mumbai - More than doubled to 3.5 million sq ft from 1.6 million sq ft in the same period last year. Chennai - Declined by 39% to 2 million sq ft from 3.3 million sq ft in the same period last year.. Delhi NCR - Dropped by 39% to 1.9 million sq ft from 3.1 million sq ft in the same period last year.
