The Indian Estate market expected to reach USD 1.4 trillion by 2029 growing at a CAGR of 25.60%. In FY24 the India’s Estate market value at USD330 Billion from USD275 Billon in FY23. Ascribed to the End-User Demand: There is a strong demand for residential and commercial properties driven by the swelling choices for bigger residential spaces and healthy business environment and investor confidence in top cities like Pune, Bengaluru, Delhi-NCR, Chennai, Hyderabad, and Kolkata. This demand is expected to continue, leading to an increase in sales by 8 – 10% in FY2025. Government Policies: Favorable government policies, including the Affordable Housing Program and increased PMAY allocation, have boosted the sector. The government's support for affordable housing and the Real Estate (Regulation and Development) Act (RERA) amendments have improved transparency and accountability, enhancing consumer confidence. Economic Growth: The Indian economy is expected to grow at 7%, which will lead to more disposable income and increased demand for housing. This growth is expected to sustain the momentum in the real estate sector. Investment and Private Sector Participation: Private investments, particularly from foreign investors, are increasing, with Blackstone planning to invest an additional Rs. 1.70 lakh crore by 2030. This influx of capital is expected to drive further growth in the sector. Budget 2024: In the Interim budget 2024 Finance Minister announced a 11.1% increase in the capital expenditure for FY25, raising the allocation to ₹11.11 lakh crore to develop infrastructure projects. The PM Gati Shakti Scheme introduced three key economic railway corridor programs under its umbrella: the energy, mineral, and cement corridors, port connectivity corridors, and high traffic density corridors. These programs aim to improve multi-model connectivity and alleviate congestion in high-traffic areas, ultimately enhancing passenger train operations, travel speed, and safety. Additionally, the scheme includes plans to upgrade forty thousand normal rail bogies to Vande Bharat standards, ensuring a higher level of safety, convenience, and comfort for passengers. The Interim Budget aims to boost urbanization by enhancing urban infrastructure in major cities with projects like Metro Rail and a new Regional RAPID TRANSIT SYSTEMS (RRTS). In the aviation sector, the UDAN scheme by the Civil Aviation Ministry plans to expand existing airports and build new ones for improved regional connectivity. India’s Land Acquisition Demand Has Soared Along With The Burgeoning Real Estate Market India’s real estate market has experienced a notable upsurge over the past decade driven by urbanization, warehousing, logistics, the expanding middle class, government investment, and foreign direct investment (FDI). The land deal has surged by 65% from January-September 2024, showcasing a strong demand of India’s real estate in top cities like NCR, Mumbai, Kolkata, Bangalore, Pune, and Hyderabad. Amidst ongoing war related disruptions in M.E region, India’s interest of procuring crude oil from M.E regions has started to cool down. This was evident from the import data of Metalogic PMS which reflects that out of top 5 regions from where India has been importing crude from past few years, 3 are from Middle East market. As the ongoing Gaza-Hamas war which initiated late in 2023 signals at no stoppage anytime soon and is giving further signals of escalation, the Indian market has started to reduce their crude oil imports from the M.E market and started procuring the energy commodity from other regions, especially Russia and U.S. The trend is visible (in graph) since the last 2 weeks where it can be seen that Russia and US crude oil imports has gained on the behalf of decline in crude oil imports from all major M.E region. For crude oil imports from Russia, it can be seen that the country’s appetite for Russian crude was gradually slowing down on absence of huge discounts offered by Russian refiners since its war begun and sanctions were imposed by Western world. For now, the Russia crude is only $3 - $4 per barrel lower priced than crude offered by gulf regions. The factor made Indian refiners increase their imports from other regions as well including Gulf market. However, seeing the rising tensions in M.E regions and domestic refiners wanting to take no risk while sourcing the crude barrels and secure their cargos, they have again shifted their interest in Russian and U.S markets. Import stats: In June, India imported 1.97 million bpd of crude oil from Russia which constituted around 42 percent of total crude oil imports in the month. Private sector refiners in India accounted for 44 percent of the total Russian crude imports in June, an increase from 40 percent in May. Iraq's supplies to India experienced a 22 percent decline in June, amounting to 754,000 barrels per day (bpd), while imports from Saudi Arabia decreased by 36 percent to 387,000 bpd. The Indian market's valuation is a topic of much debate, and with a current PE ratio of 26 and above, concerns about overvaluation are valid. Historically, a PE ratio above 22 has been considered overvalued, and research shows that when the Nifty's PE ratio exceeds 22, the average return from Indian equities over the subsequent three years becomes negative ¹. Currently, the Nifty 50 index is trading at 24.7x, which is in line with its 5-year average but slightly higher than its 10-year average of 23.4x ². The Nifty 500 index, which represents the top 500 companies by market capitalization, has a PE ratio of 27.91, indicating that investors are paying significantly more for each unit of earnings than in previous years ³. Some sectors, such as pharma, FMCG, and realty, have even higher PE ratios, reflecting high investor expectations for future growth ³. However, this also raises concerns about overvaluation and potential corrections if growth expectations falter. *Key Factors Contributing to Overvaluation:* - _Foreign Portfolio Inflows_: Investors have poured funds into Indian equities, seeking growth in an emerging economy with favorable policies ³. - _Robust Earnings Growth_: Many sectors have witnessed strong earnings, particularly in banking, infrastructure, and technology ³. - _Global Factors_: The U.S. Federal Reserve's policy and global macroeconomic conditions could affect foreign inflows into India ³. *Expert Insights:* Analysts recommend caution, suggesting that investors should be prepared for potential volatility and consider sector-specific analysis to identify value opportunities ³ ². Some experts, like Bhaskar Laxminarayan, chief investment officer for Asia at Julius Baer, prefer the large-cap space in the Indian context, citing valuation concerns in small- and mid-caps ². What is Capital Gains Tax In India??? Defining Capital Assets Land, building, house property, vehicles, patents, trademarks, leasehold rights, machinery, and jewellery are a few examples of capital assets. This includes having rights in or in relation to an Indian company. It also includes the rights of management or control or any other legal right. Budget 2024 has proposed the following amendments effective from FY 2024-25 -  For classifying assets into long-term and short-term, there will only be two holding periods: 12 months and 24 months. The 36-month holding period has been removed The holding period for all listed securities is 12 months. All listed securities with a holding period exceeding 12 months are considered Long-Term. The holding period for all other assets is 24 months. The taxation of Short-Term Capital Gain for listed equity shares, a unit of an equity-oriented fund, and a unit of a business trust has been increased to 20% from 15%. Other financial and non-financial assets which are held for short term shall continue to attract the tax at slab rates. The limit on the exemption of Long-Term Capital Gains on the transfer of equity shares or equity-oriented units or units of Business Trust has increased from Rs.1 Lakh to Rs.1.25 lakh per year. However, the rate at which it is taxed has increased from 10% to 12.5%. The exemption limit to Rs. 1.25 lakhs has been increased for the whole of the year, whereas the tax rate has changed on 23rd July 2024. The tax on other assets is reduced from 20% to 12.5% with effect from 23rd July 2024. On the other hand, the indexation benefit that previously was available on the sale of long-term assets has now been eliminated. However, the Government has given taxpayers an option to compute taxes on real estate transactions purchased before 23rd July 2024 either at 12.5% without indexation or at 20% with indexation. #Taxation #Capitalgains #Incometax

Bharat Forge: Reports healthy Q4FY24, defence business steals the show Standalone revenues for the quarter came in at Rs 2,329 crore up 17% YoY, amid 3% tonnage growth to 66,619 tonnes. Standalone EBITDA in Q4FY24 stood at Rs 659 crore, with consequent margins at 28.3% down 100 bps QoQ. Reported standalone PAT stood at Rs 390 crore, up 59% YoY & 3% QoQ. On consolidated basis, EBITDA margins stood at 15.4% on account of subdued performance at its overseas subsidiaries. On the consolidated basis, PAT stood at Rs 227 crore in Q4FY24. Defence sales was ~Rs 560 crores in Q4FY24 with FY24 sales in this domain pegged at ~Rs 1,560 crore vs. the earlier management guidance of ~Rs 1,000 crore and the real positive surprise for the quarter. The executable order book in the defence space stood at ~Rs 5,200 crore as of March2024 with management expecting scaling its annual revenues from this domain to Rs 2,500 in couple of years (excluding artillery guns). It expects ATAG gun order anytime soon (mostly post union elections). It expects US class 8 truck market and domestic CV market to be largely flattish for FY25E. On the valuation front, it now trades at ~30x PE on FY26E basis with RoCE profile of ~15-20%. The stock was already up ~12% post results and captures much of the upsides in our view. He added, but we are very confident that within this quarter or next quarter, we should be able to acquire at least 1 or 2 large projects within the market of Pune and Mumbai put together. Vertical projects will more be concentrated in cities like Bangalore, Pune and Mumbai where there is still a very, very healthy robust demand and persistent demand coming in.
