Sobha Realty is among the best builders in India, and probably abroad as well. I definitely recommend their properties, in fact we own a few and would love to explore more. However, please be careful of their sales team--especially a person called Manoj Kumar--short, fair, smooth talking. He promises a bunch of stuff which is not approved by Sobha, and then once the deal is done, he disappears. Stay away from him. Also please make sure whatever you agree to, you get them to give in writing, on company letterhead, stamped and signed. Else Sobha leadership will not help you. Had a very interesting experience with a senior sales lead who pretty much told us not to trust the sales representatives at face value, that we need to ask more questions to ensure that the sales rep is not promising something that is not company policy. He also made it clear he can't do anything to help with the false promises Manoj has made to us. My problem is miniscule, but it's the attitude and the approach that bother me. WeWork Inc finally making its exit from India; salvaging some value for lending its brand name... WeWork Inc had invested $100 mn and will now be receiving $85 mn on exit—that’s the quick 4 year story of WeWork Inc stint in India. However, lets dive into the more interesting story of WeWork India’s operations. WeWork India started operations in 2017 after Jitendra Virwani (Chairman of the Embassy Group) had a first-hand experience of the WeWork office in New York and saw the potential of the same in India. The first co-working space under the banner “WeWork galaxy” was a 2,200 desk space at a 1,40,000 sq ft property of the Embassy Group on Residency Road in Bengaluru. The deal struck between the Embassy group and WeWork Inc entailed that the Embassy group will lease out the office space—from Embassy as well as other developers—and invest in re-designing it, while WeWork will lend its brand, ethos and expertise for a fixed management fee and a share of the profits. In 2020, WeWork invested $100 mn into WeWork India and acquired 27% stake in the Joint venture. At peak valuation, WeWork Inc was valued at $47 bn in 2019 making the implied valuation at WeWork India at $11 bn. However, the fortunes for the 2 entities went into completely different directions from thereon. The US entity filed for bankruptcy in November 2023 on the back of debts amounting to $18.65 bn, while the India entity not only expanded at a rapid pace but also turned profitable in the first quarter of 2022 on the back of surge in demand for co-working space in India. We need countermeasure to the fight/freeze/flight system when we present. Year 2022-23-24 has been growth period for all asset class - Gold, Stock and Real Estate giving 25-30% avg returns in 3yrs ! Phew !! Personal Post: I am a Parsi Zoroastrian. In remembrance of Ratan Tata (who was also a Parsi Zoroastrian) I wanted to share a bit about our religion and ethnicity. My mom is a Parsi Zoroastrian. Parsi is our ethnicity (I am therefore 1/2 Parsi), and Zoroastrianism is our religion (I converted to Zoroastrianism when I was 30). There are less than 100,000 Parsi Zoroastrians in the world and yet they have had an outsized impact through lives of service. This aligns with the central teaching of Zoroastrianism to live a life of “Good Thoughts, Good Words, Good Deeds.” Here are some quotes from Ratan that exemplify this philosophy in how he lived: "If you want to walk fast, walk alone. I love the commercial real estate and development (CRED) industry. It is about people, places, profits and possibilities. The people are great-ambitious, driven, smart and professional. CRED professionals are unique and want to succeed by doing great jobs and delivering results. We get it. BUT... When it comes to representation in leadership, it is very homogenous and slowly shifting (like water dripping from a rusty old tap)... ...Because DEI continues to fail us. Why? 👉🏿 We aren’t ready to meet the man/woman in the mirror 👉🏿 The separation of DEI as initiatives rather than business protocols-systemic problems are not being addressed 👉🏿 The workplace mood centers on isolation, blame, "me versus them" attitudes, victimization, divisiveness, marginalization, willful ignorance, and NIMBYism and 👉🏿 The exclusion of the overrepresented in conversations to address DEI is missing and ignored Don't believe me? Look around internally and externally... 👉🏿 Why are organizations stuck with separating people based on one-dimensional identities, aka the Black ERG, the Women ERG, the Rainbow ERG--- where are the White and Male ERGs? 👉🏿 Where are companies in addressing the rise of anti-Jewish and anti-Semitism hate and prejudice? 👉🏿 Why are more females and non-white professionals leaving the industry? 👉🏿 How are we addressing disabilities in workplaces? 👉🏿 Many CRED professionals are still staying in the work closet; it is not safe. 🚨 Air Quality Crisis in Delhi & Other Indian Cities🚨 Delhi's air quality has reached alarming levels again. On Monday, the AQI skyrocketed to a record-high 494, surpassing its previous worst in 2019. This toxic air turned the city into a "gas chamber," posing severe health risks for residents. Key Highlights:   🌫️ Delhi AQI: Often exceeds 300, with "severe" levels surpassing 400 during winter.   💨 PM2.5 Levels: Frequently above 400 µg/m³, far exceeding the safe limit of 60 µg/m³. But Delhi is not alone. Other major cities are also facing significant air quality challenges: - Lucknow: AQI reached 280 due to vehicular emissions and crop burning.   - Mumbai: AQI fluctuates between 150-200, with construction and traffic contributing to pollution.   - Kolkata: AQI often above 200, especially during winter.   - Bangalore: AQI levels between 100-160, rising due to urbanization.   - Chennai: Generally better with AQI between 80-120, but still a concern.
