What I belive is that if you must invest in real estate for diversifying your portfolio, you should consider commercial properties. It's likely to fetch better returns then resi. Prestige Estates is making remarkable strides in reducing debt and expanding its portfolio, having raised ₹5,000 crore through a Qualified Institutional Placement (QIP). 🔵 Breaking News: Govt Provides relief for real estate under LTCG Scheme: Here is all you need to know under a minute: Why did this concern rise? In the Budget 2024, the FM announced the withdrawal of indexation benefits from real estate and lowered the long-term capital gains (LTCG) tax from 20% to 12.5%. 👉 As we all know, Indexation adjusts the purchase price of an asset for inflation, thereby reducing the gains and ultimately the tax liability. A Light of hope is now visible : 👍 There is a Relief proposed in respect of taxation of immovable property. In the case of the transfer of a long-term capital asset, being land or building or both, by an individual or HuF, which is acquired before July 23, 2024, the taxpayer can compute their taxes under the new scheme [@ 12.5% without indexation] and old scheme [@ 20% with indexation] and pay such tax which is lower of the two. Thus the government prefers introducing a grandfathering clause, allowing transactions completed before July 2024 to continue benefiting from the previous indexation rules. 👉 But what is grandfathering? Grandfathering refers to a provision that allows certain existing conditions or benefits to continue for transactions or investments that were made before a new rule or law is implemented. Nearly 32,120 units worth Rs 46,611 crore were sold as compared to 32,315 units worth Rs 30,154 crore were sold in the region in H1 FY24. While the value of sold inventory increased 55% in this period, the total number of units sold declined 1%. Mumbai Metropolitan Region saw no change in average ticket size in this period. In H1 FY 24, the average ticket size of sold units was Rs 1.47 crore . The region saw nearly 76,410 units worth Rs 1.12 lakh crore sold in H1 FY 24, while H1 FY 25 saw nearly 77,735 units worth nearly 1.14 lakh crore sold. At 44%, Bengaluru witnessed the second highest jump in average ticket size among the top seven cities – it rose from Rs 84 lakh in H1 FY24 to Rs 1.21 crore in H1 FY25. Nearly 31,440 units worth Rs 26,274 crore were sold in the city in H1 FY 24. H1 FY25 saw nearly same number of units (31,381) sold, but their total value was higher at Rs 37,863 crore. In Hyderabad, H1 FY24 saw the average ticket size of sold units at Rs 84 lakh. This increased 37% to Rs 1.15 crore in H1 FY25. Amid high demand, real estate developers ramp up uber-luxury projects Indian real estate firms are diversifying their portfolios to include ultra-luxury projects ranging between Rs 3.5 crore and Rs 45 crore, as they capitalised on the uptick in demand for opulent apartments especially among the new-generation entrepreneurs and C-level executives. Luxury home sales in India, valued at Rs 4 crore and above, surged by 75 per cent last year, doubling their share of total housing sales, according to CBRE’s report. “Considering the excellent response that we received, we are already planning to launch the second tower in Prestige Ocean Towers.
