We continue on an upward trajectory in the property market in Northern Ireland according to the latest figures from the land property services. Average annual house prices up over 6% across all council areas with an average house now valued at more than £190,000. The highest growth remains in Belfast which actually recorded over 5% growth last quarter alone. That is why at the MCG Property Group we have made a long term commitment to invest in our city and will continue to promote that for our growing client base. At the other end of the spectrum we need to be working with the social housing sector to ensure that we provide affordable housing solutions for all our citizens. The Experts Group has launched a new #selfemployed network for specialist sales by property #auction.  The Auction Experts will operate under a similar model to its ‘sister’ companies, The Property Experts , The Letting Experts and The Mortgage Experts, where professionals operate on a self-employed basis. The Experts Group founder Sean Newman said: “We are seeing more and more estate agents taking the self- employed route, however one of the biggest concerns for many that don’t go self-employed, is the time it takes to start earning money because of sales dragging or potentially falling through. “Self-employed auction experts are just like self-employed estate agents, except they focus solely on properties suitable for auction. “This is a niche market with less competition. The main benefit is that the auction expert can earn money in month one – they can list a property at the beginning of the month and get paid at the end of the month – it’s quick and easy. That’s a huge advantage if you’re going self-employed – you don’t have to wait for six months before your first sale completes” Managing director of the new auction enterprise Ray Purchase added “What we’re offering is a ‘business in a box’. “We provide all the tools, support, training, technology and marketing. We have a success blueprint which provides systems and strategies to identify auction properties and contact the owners. Purchase said he is looking for 100 people to join the network initially, adding: “All they need is some experience working in the property sector and an entrepreneurial mindset. After starting the year with a moderation of -1.7%, annual house price growth has recovered to 2.7% in June, bringing the average price of a property to £287,927. This is the first month since April 2023 that all UK regions are recording positive annual price growth. Northern Ireland is experiencing the strongest growth at 6.4%, followed by Yorkshire and the Humber (4.7%) and Scotland (4.3%). Confidence should continue to return to the housing market across the coming months, as inflation remains under control and interest rates are now taking their first steps downwards. It's little wonder that many private property owners continue to exit the market en masse. Who needs the hassle or grief? Imagine having significant funds “invested”, potentially borrowed, and being constantly hammered, hampered, hindered, call it what you will? Unfortunately, the present system enables and favours the rogues, both rogue landlords and rogue tenants.
