With Japan's office market now navigating a post-pandemic environment, J-REITS are revising their investment guidelines and reducing their holdings of office assets. Sekisui House REIT updated its operational guidelines earlier this year to increase the investment ratio of residential properties to 70 ~ 100%. Before the revision it had a target of around 65% for residential. Its portfolio is currently 30% office buildings and 60% residential. Last week, Hulic Reit revised its guidelines to reduce its office/retail ratio by 10 points to around 70% and increase its hotel ratio by 10 points to 20%. Currently, almost 75% of Hulic’s portfolio is office/retail and 8.7% is hotels. This time last year, the Sankei Real Estate Reit reduced its office ratio target from 80% down to 50 ~ 70%, and boosted its residential/hotel/logistic ratio target to 30 ~ 50%. As of last month, 37% of assets held by J-REITs are office buildings, according to ARES. That’s a 4 point reduction over the past 5 years. Office divestments have accounted for 50 ~ 55% of total divestment transaction volume since the start of the pandemic, up from a 30% share in 2019. This doesn’t mean office assets are off the table, but there may be some reshuffling as the older or under-performing ones are divested of. This might also further intensify competition for multi-family and hotel assets in a market where yields are already compressed and supply is limited.

I am honoured to be part of the panel entrusted to present this year’s #TemasekReview, which launched today.   2024 is a special year for Temasek as we commemorate 50 years since our inception in 1974. Our theme this year, "With Tomorrow in Mind", aptly reflects how we have grown alongside Singapore over the last 50 years, transforming ourselves from a Singapore holding company to a global investment company.   As at 31 March 2024, net portfolio value (NPV) was S$389 billion. Marking our unlisted assets to market would provide S$31 billion of value uplift, bringing our mark to market portfolio value to S$420 billion this year – up S$9 billion from the previous year on the same basis. This was largely due to our returns in the US and India and offset by the impact of China’s capital markets in recent years.   Our 20-year and 10-year Total Shareholder Return (TSR) remained stable at 7% and 6%, respectively. Metrics such as our NPV and longer-term 20-year and 10-year TSRs are more indicative of our performance and are aligned with our mandate to generate sustainable returns over the long term.   To build a resilient and forward looking portfolio, we focus on four structural trends – Digitisation, Future of Consumption, Longer Lifespans and Sustainable Living. Our trends-aligned investments have now grown to 39%, from 13% in 2016. For example, decarbonising buildings is a focus area for us, and is key to reducing global carbon emissions. Our portfolio companies such as CapitaLand and Mapletree are paving the way in developing green buildings.   On a personal front, 2024 is also a special year for me as it marks my 20th year in the company. 2004, the year I joined, was when Temasek first stepped out of Singapore and grew within emerging Asia, opening investment offices in India and China. A decade later, we opened our offices in the US and Europe, expanding our global footprint to tap on opportunities as they emerge… and this journey continues to this day.   Temasek’s evolution has been an exciting journey of Resilience, Growth and Purpose. Mainland Chinese investors bought HK$8.5 billion ($1.1 billion) worth of  Alibaba Group Holding Ltd.(HK.09988)  shares through the Stock Connect program on the first day, on a net basis, according to stock exchange data released late Tuesday. Purchases via the Shanghai Stock Exchange and Shenzhen Stock Exchange accounted for about half of the day’s turnover in the stock. Alibaba shares closed the day 4.2% higher in Hong Kong on the back of the additional flow, making it one of the day’s best-performing stocks on the Hang Seng Index. The trend is expected to continue at least in the short term. Bloomberg Intelligence estimates that the fund inflows to Alibaba from China will reach $20 billion into next year, making mainland investors owners of about a 10% stake in the stock. #China #HongKong #stockmarkt #connection #Alibaba
