Looking for face paced property manager for tractor trailer truck/big rig truck lots which include monthly parking and industrial building rentals.
They are all located within Cabarrus County with offices being in Harrisburg, NC off Highway 49.
Responsibilities will include:
- Oversee the daily operations of multiple truck lots, including industrial rental units.
- Conduct property inspections to ensure compliance with safety and maintenance standards
- Manage tenant relations, including addressing inquiries, resolving complaints, and coordinating maintenance requests.
- Coordinate and supervise property maintenance, repairs, and renovations.
Including Lots, Buildings, and Gates.
- Advertise and market available lots/buildings to attract potential tenants
- Prepare lease agreements and enforce lease terms
- Collect rent payments and manage financial records for each property (mostly online payments).
- Develop and maintain relationships with vendors, contractors, and service providers
- Handle lease renewals, rent increases, and negotiate lease terms with tenants
- Keep lots clean, maintained, and apply fines to drivers we catch dumping (tires, debris), and try to keep tenants maintaining property.
- Report & conduct meetings & walkthroughts with management/owner.
- Oversee and work with management to find and coordinate setup of mobile office on site for future offices (water/sewer already on site).
