“What are the ‘resi’ agents like at your brokerage?” I get asked this pretty often by CRE brokers, since I work at Royal LePage. Let me tell ya something. The resi agents I have personally spent time with are absolute grinders. They will: - spend $10k on staging, small renos and crazy marketing for a house in order to have a shot at selling a house and making a $25k commission (the outcome is sell the house and net $15k or don’t sell it and lose $10k) - work every single weekend and evening - door knock to develop new business - heavily invest in salaried staff - start out doing a very high volume of tiny lease deals that barely pay just to make ends meet One guy is going to do north of 100 residential leases this year in his first full year as an agent (approx $1,500 in commission per deal). He’s 22. What an inspiration. Small sample size but some resi agents are absolute DOGS in the best way.

Canada’s largest housing market saw a slower pace of sales in April compared to a year earlier, despite buyers being offered more choice. New figures from the Toronto Regional Real Estate Board show that there were 7,114 sales through its MLS system last month, down 5% year-over-year. New listings surged 47.2% in that period. Month-over-month, sales were down and listings were up on a seasonally adjusted basis.

Starting January 15, 2025, new mortgage insurance rules will allow Canadian homeowners to refinance their properties to add secondary suites, such as basement apartments or laneway homes. This change aims to increase housing supply and encourage densification. Q3 2024 VANCOUVER #OFFICE MARKET - Quarterly Highlights #VACANCY RATE - Vacancy in Vancouver’s Downtown core rose 100 basis points to 11.8%. Attributed to a few notable larger vacancies (both sublease and direct), reversing the 1.0% decline recorded over the past three quarters.  Vacancy is weighted heavier in the B and C Class buildings, as companies take advantage of the market and #upgrade their office. We expect this trend to continue. #SUBLEASE OPPORTUNITIES – Now is still a great time for tenants looking to upgrade, and take advantage of exceptional move-in ready opportunities, if you know where to look. Most ‘deals’ are not well advertised. Looking at the sublease market, and being read to act quickly could lead to great outcomes. #FULL FLOORS – The market is mixed, larger tenants have the bulk of the vacancy and opportunities, with over 170 Full Floors available (sublease and direct).    IN SUMMARY - It's as good a time as ever for TENANTS in the market, to upgrade their office or renew their lease … take advantage of the market! Kingsett real estate fund has to gate their fund (block customer redemptions) for at least one year due to ongoing cash flow problems and most recently about $300milliom of debt defaulted on by Thind Capital a Vancouver based Real Estate Developer. Couple lessons: 1. Not all real estate is made equal 2. If something made it big, it can also lose big 3. Real estate funds are ‘retaily’ in nature. They sacrifice return for liquidity and diversification but when tides go out usually that monthly liquidity becomes a major problem because the customer cash flows do not match illiquid real estate cash flows at all. 4. Real estate funds underperform single asset value add because they are forced to deploy and that creates less economic deals. 5. Make sure when investing in a real estate fund you understand the monthly redemption feauture is only a feature that works when times are good. Hope this helps ——— Hi I’m Eddie. 🚨BREAKING NEWS🚨 Canadian Inflation data for October came in and it was slightly 📈 than what was expected, at 2.0% year-over-year vs 1.9% expected and 1.6% last month (September). While this does reduce the odds that the Bank of Canada will gift Canadians with a second consecutive half-percent rate cut ahead of the holidays when the meet next on Dec 11th, it's certainly no reason to panic. Here's 3 reasons why; 1) Inflation, despite being higher than what the market was expecting, is still FIRMLY in line with the Bank of Canada's target of 2%. This report does not indicate in any way that the train has gone off the rails 2) In their prior meetings and announcements, the BoC was clear that they would continue to cut rates so long as the economy follows BROADLY along their expected path. They know their may be bumps in the road and that inflation hardly ever tracks in a straight line. This uptick should not be seen as a sign (yet) of anything the BoC was not anticipating. 3) The rise in inflation from September (1.6%) to October (2.0%) was mainly due to short-term and one-time items like gas and property taxes. On the whole, we have seen much more good news than bad out of the economy lately (when it comes to potential for rate cuts) and the overall trend is still going in the right direction. As a mortgage holder, or for someone looking for a new mortgage, you should continue to expect Variable rates to keep dropping and land somewhere in the low 4% to high 3% range (depending on your discount to prime) once the rate cutting cycle has completed sometime in 2025. The next big data point that will help direct the Bank of Canada will be the November jobs report which is due on Dec 6, ahead of the rate announcement on Dec 11. 🏚️Market Update: May 2024 In May 2024, home sales in the Greater Toronto Area (GTA) remained low, especially compared to last spring's brief surge in market activity. Home buyers are still waiting for relief from high mortgage rates. Meanwhile, existing homeowners are anticipating increased demand, as evidenced by a year-over-year rise in new listings. With more options available compared to last year, buyers had more room to negotiate on prices. Key insights from recent Ipsos polling reveal that home buyers are looking for clear signs of declining mortgage rates. As borrowing costs are expected to decrease over the next 18 months, more buyers, including many first-time buyers, are likely to enter the market. This influx is expected to ease the tight rental market. 🌟Market Highlights: ▪️Sales: 7,013 homes sold, a 21.7% decline from May 2023. ▪️Listings: 18,612 new listings, a 21.1% increase year-over-year. ▪️Average Price: $1,165,691, down 2.5% from May 2023 but slightly up from April 2024.
