📢 August 2024 GTA Housing Market Report The Greater Toronto Area real estate market experienced a 5.3% decrease in home sales compared to August 2023, with 4,975 properties sold. Meanwhile, new listings edged up by 1.5%, with 12,547 homes hitting the market. The average selling price also dipped by 0.8% year-over-year, now sitting at $1,074,425. Looking ahead, the Bank of Canada's rate cut on September 4 is anticipated to improve affordability, particularly for first-time buyers with variable-rate mortgages. As rates trend lower through 2024 and into 2025, demand is expected to rise, especially in the condo sector. However, ample supply means moderate price growth during the initial stages of recovery. 🚨BREAKING NEWS🚨 Canadian Inflation data for October came in and it was slightly 📈 than what was expected, at 2.0% year-over-year vs 1.9% expected and 1.6% last month (September). While this does reduce the odds that the Bank of Canada will gift Canadians with a second consecutive half-percent rate cut ahead of the holidays when the meet next on Dec 11th, it's certainly no reason to panic. Here's 3 reasons why; 1) Inflation, despite being higher than what the market was expecting, is still FIRMLY in line with the Bank of Canada's target of 2%. This report does not indicate in any way that the train has gone off the rails 2) In their prior meetings and announcements, the BoC was clear that they would continue to cut rates so long as the economy follows BROADLY along their expected path. They know their may be bumps in the road and that inflation hardly ever tracks in a straight line. This uptick should not be seen as a sign (yet) of anything the BoC was not anticipating. 3) The rise in inflation from September (1.6%) to October (2.0%) was mainly due to short-term and one-time items like gas and property taxes. On the whole, we have seen much more good news than bad out of the economy lately (when it comes to potential for rate cuts) and the overall trend is still going in the right direction. As a mortgage holder, or for someone looking for a new mortgage, you should continue to expect Variable rates to keep dropping and land somewhere in the low 4% to high 3% range (depending on your discount to prime) once the rate cutting cycle has completed sometime in 2025. The next big data point that will help direct the Bank of Canada will be the November jobs report which is due on Dec 6, ahead of the rate announcement on Dec 11.
