Ever have anyone unsubscribe from your newsletter, investment offering, listing alerts…? I used to get irritated by unsubscribes because I want to be liked, believe I’m valued, viewed as an expert or a leader. I’ve gotten over myself to realize the content I put out there isn’t for most but for a specific group. If someone unsubscribes it means they don’t find the information valuable or they may no longer be interested in what I’m offering. I review the analytics for each marketing piece distributed for unsubscribes, subscribers, and views because I want to iterate what people find most insightful. For those that I know who remove themselves from a list I message them to ask why and what can I improve for future marketing.

Imagine hating books so much that you nearly burn them all after university. That was me—disengaged, uninspired, and sure I’d never pick up another book again. Fast forward a decade, and a single piece of advice changed my life: "READ." After becoming a realtor, I went to a workshop to improve my skills. On day one, they gave us a reading list with over 50 books. It was overwhelming, but one key lesson from the workshop was to build daily habits and have a morning routine. This routine included working out, writing gratitudes, and reading 10 pages of a book. So, I had to pick up a book again. Luckily, the first book was easy to read and had relatable stories. I finished it in five days. That got me hooked. I thought, "That wasn’t too bad." Then I picked another book from the list and finished it in a week. Fast forward another decade, and I’ve probably read 75 books. Now, I’ve decided to go deep instead of wide, re-reading or listening to them on audiobooks. I started to notice I missed a lot the first time. Some ideas didn’t make sense to me back then, and others I missed because I was rushing. Either way, I’m happy I started this habit. It has changed my life. What’s one simple habit that has changed your life as much as starting to read changed mine?

Why I Advised My Clients to HOLD OFF on Real Estate Investments Right Now Lately, I’ve been facing some tough conversations with my clients. At the beginning of the year, a long-time client came to me with a clear goal: "We're investors, we have some money available and want to buy some good investment properties. Send us our options." I did my due diligence and sent them a handful of properties. But NONE of them cash flowed. My honest advice to them was: "Don't buy these right now. It just doesn't make sense in the current market". I suggested they wait on the sidelines and see how things unfold. Now, they’re PISSED. I've known these guys for 20 years, and I understand their disappointment. But the truth is, I just don’t believe in the Toronto/Pickering real estate market at the moment. If you had asked me five years ago, I would have said, "Yes, buy this, do that, invest here." The proof is in my videos from back then. But today, I’m standing firm on the sidelines, saying: "I don’t think this is a great idea right now." The market is unpredictable, and sometimes, the best move is to wait and see. In calling off-market and brokers of listed properties for a buddy in a 1031 I’m finding the following: a. Off-Market owners are interested in selling at unicorn 🦄 prices. b. Listed properties are owners that signed a listing agreement with the aspiration of selling, some at unicorn prices, others slightly off, then a few priced reasonably to sell. Typically, the best deals are sourced off-market, however I think the best opportunities right now are listed properties that have been tested by the market and with brokers giving realistic feed to their owner clients.

I went back to update my original renovation budget from 2016-2018 for a cost segregation study. Here's what I learned from it. 🙌 I did a great job of record keeping including scanning draw checks together with their respective invoices. 💸 The total renovation costs were actually not over budget as I had previously thought. In the midst of the rehab I stopped inputting the numbers into the spreadsheet because it felt like "death by a thousand invoices" 🔪 💻 Next to my proforma is a column with my ACTUAL costs. 💡 🛑 The mistake I made was to stop inputting the actual costs as I paid them. However, due to decent record keeping practices which I learned from the developer I worked for, I was able to accurately update the actual cost budget 6 years later. It's a great reminder to not procrastinate, keep good records, and complete the important tasks in the moment.

I was in Banff at Real’s Canadian Summit, and the event was nothing short of amazing. We had so many incredible speakers, guests, and workshops. They all shared some insane (in a good way) ideas. Now, I want to share something that I noticed as a common theme across the board. All the ideas, all the speakers, and all the content were focused on creating change. Change into doing something. Change into being something. Change into manufacturing something that we are not used to all the time. And honestly, this is my biggest lesson from the event. Learning new things is hard. And doing new things is even harder… Some people might read that and think it’s obvious. But I see it as a reminder to myself, and a reminder that just because you don’t know how to do something doesn’t mean you can’t do it. Here’s what I mean… If you want to make a million dollars per year, and currently you make one hundred thousand, you are nine hundred thousand dollars short. The nine hundred thousand represents how much learning you need to do in order to get to your goal. Otherwise, you would have done it already. You can’t make up this difference by reading a book or watching some 6 minute tactical YouTube video. They might shift your perspective or give you a new idea. But ultimately, you won’t make up the difference just by doing those things. So here’s the X factor: Live events. By getting around the people who have done these things before, by connecting with them, working on new ideas with them, and learning from them. You get the benefit of closing that gap from where you are now to where you want to be, by learning from those who have already done it. So whatever your goal is… Attend a live event. And experience the change it makes in your life. I’ve said it before, and I’ll keep saying it. Live events change lives.
