Today our Atlantic Property Tax Team Navin Ramesh, MBA, BE, Justin Mitton, Nicole M., and Patrick Langille attended the https://www.nbaoa.ca/ seminar on property tax reform moderated by Tony LeBlanc and Willy Scholten who provided a flawless history lessons on the great advocacy the NBAOA has done over the last 15 years and most recently was able to lobby the New Brunswick government in regard to the Spike Protection Mechanism (SPM). If you own multi-family investment property in New Brunswick you have been subject to double digit increases in assessment since 2021 and since 2022, the NBAOA successfully legislated that the taxable assessment could not increase by more than 10% per annum subject to some exceptions. The program was permanently legislated into law to begin in 2025 however the base date of the program was set to reset to the 2024 year meaning that most multi-family apartment owners would face a catastrophic tax liability of 30-45% more in tax liabilities as the SPM was to reset. Thanks to a robust board of directors, staff, and leadership of the NBAOA, the base year of the program will remain the 2022 year so that ALL property owners in New Brunswick will continue to be protected by the SPM Program and will be subject to a maximum of 10% increase in tax liability per annum over the next few years. 10% year over year change in tax liability is substantial but at least a catastrophe was avoided for this segment of the New Brunswick tax paying community.
