Green Street News: Canada recently spoke with Aly Damji, Forum’s Managing Partner, Real Estate, about the acquisition of Alignvest Student Housing REIT, set to close later this year, and the urgent need for student housing in Canada.   With Canadian universities facing budget constraints and limited housing development options without private sector support, the student housing shortfall is critical. Unlike mature markets in the U.S. and U.K., Canada’s student housing market is still emerging, with only 1 purpose-built bed available for each student. This growth in multi-residential investments reflects the region's evolving priorities. Since the high-level mark in 2022, investment in industrial, retail, office, and land assets has declined, indicating a shift towards more resilient, income-generating opportunities. . Multi-Res investments now account for nearly 35% of transactions as of mid-2024. The rise in residential investment is driven by the ongoing housing crisis and increasing demand for multi-residential developments, highlighting investors' focus on essential and resilient assets. Land investments have also increased, supporting the trend towards suburban living in Ottawa. Areas like Kanata, Barrhaven, Findlay Creek, Vanier, and Orleans have experienced growth in commercial investments, particularly in retail, due to population growth and rising demand. In the first half of 2024, Multi-Res and Land sales accounted for over two-thirds of all transactions. We anticipate this trend to continue throughout the remainder of 2024. The industrial, retail, and multi-residential sectors will prioritize efficiency and profitability, driven by immigration and population pressures. Investors are diversifying their portfolios to include strong income-generating assets that support the essential items for Canadian households, adapting to market dynamics and societal needs to ensure sustained growth and stability in Ottawa's real estate market.
