RFPs: Are they always the answer for multi-site facilities? 🤔 Depends on who you ask — and how you approach vendor partnerships. Here’s what came up in an excellent panel discussion yesterday between Kim Goei (Fexa), Chris Jernigan (CJ) (Cushman & Wakefield), Angela Tolmasoff (SalonCentric - A Subsidiary of L'Oreal USA) and Jordan Statt (ENTOUCH) on partnering and buying decisions for multi-site facilities: 🗣️ RFPs: Necessary or Not? The consensus was that for major projects, RFPs are typically necessary. They can also be a great way to negotiate renewals, and if the project is on the small-side, "mini RFPs" are one way to get vendor pricing without the effort of a full-scale RFP. However, good vendors want (and deserve!) context that can't always be communicated via an RFP. The bottom line: RFPs are not a replacement for genuine relationship-building and open dialogue. 🤝 Simplicity + Sustainability = Strong Partnerships All of the panelists emphasized the importance of aligning on values, clear communication, setting shared goals, and at the end of the day, trusting your gut - if the vibes are off, listen to your instincts. After all, people want to do business with people they TRUST. If there's no trust, a relationship is doomed to fail. 🤑 FM as a Sales Enabler Contrary to popular belief, facilities management isn’t just about fixing things! Comfortable environments are more enjoyable to be in, for customers and employees alike. This means more sales, and more productive staff. Good partners will work with you to identify priorities and areas for improvement, and make suggestions on how to leverage your facility to maximize revenue. 🎡 Move Past Perpetual Pilots While pilots are often critical to making sound FM investments, the panel unanimously agreed that they NEED to have clear parameters: "When will the pilot end?" "What does success look like?" Working closely with vendors to outline a concrete pilot plan will prevent projects from dragging on and leaving you confused on whether or not the root problem we ever solved. 💡 Key takeaway: RFP or not, partnerships thrive when both sides invest in forming a RELATIONSHIP, not just a business transaction.
