Our Mass Timber Net Zero Housing project in a PMTSA was given city crafted zoning approval at TEYCC this week which reduced the height to two storeys less than the building across the road. While the idea of meeting an application with a city-crafted bylaw and approving it in a timely fashion is novel and positive, this is ultimately a disappointing decision. Housing Crisis - Climate crisis. It’s time for our leadership to take both of these issues seriously. Is avoiding a foot wide strip of shadow on the sidewalk for 45min worth 20 residential units in a housing crisis? Does a carbon positive structure with net zero operational energy not warrant extra density? (spoiler: Vancouver is offering two extra floors for mass timber structures). This project will be successful on appeal and everyone knows it. The extra costs of a year’s delay will be only cause the project to be more expensive and less affordable, and unavailable for 20 families. AND: Well done to Leader Lane Developments and Windmill Development Group for being leaders. [BTW: The city’s own affordable housing pilot project as designed requires the same consideration around shadows as 2453 Bloor.]
