DL Invest Group is planning 16 investments. From acquisitions to expansions. Over PLN 262 million of EBIDTA and PLN 3.3 billion is the current value of the assets making up the DL Invest Group portfolio. For 2024 and 2025, the company plans 16 projects, including expansion of facilities on the existing land bank, acquisitions and new projects. DL Invest Group plans to develop in all sectors in which it operates, i.e. mixed use, warehouse and retail parks. The developer plans to debut in further segments of the Polish real estate market: self-storage and data centers. Only by the end of 2024, the company forecasts to expand its portfolio by 500,000. sq m rentable space. „Over the last several months, the company has signed an agreement regarding one of the largest rental transactions in the history of the Polish warehouse real estate market. The contractor was one of the largest clothing companies in the world, and the transaction amounted to over 122,000 sq m. The facilities have already been built as part of the DL Invest Park Psary project and handed over to the new tenant. In our ongoing effort to boost the economy, we are setting a new course for our existing 10 Industrial Parks, which currently host 105 companies employing approximately 4,200 people with a total turnover of about 6.9 billion MDL. This is a foundation, but we are capable of more. Today, the Parliament of Moldova has approved in first reading a project aimed at enhancing the efficiency of our Industrial Parks and establishing new ones filled with enterprises that have high growth and innovation potential. Here’s what we’re planning: ✅ Launch new Industrial Parks focused on high-value-added sectors and innovative technologies. ✅ Increase production, sales, and the value of taxes and fees collected from residents. Anticipated outcomes include: ✅ Drawing investments worth tens of millions of lei into current Industrial Parks. ✅ Launching two Multifunctional Investment Platforms in Ocnița and Glodeni districts this year to boost local production. ✅ Establishing two Eco-Industrial Parks by 2024, equipped with advanced Industry 4.0 technologies. 📅 On May, 14 I participated in an important event at the Romanian Government headquarters. Alina Jalea, State Counselor for Energy Transition and Climate Change at the Prime Minister's Chancellery, led a new round of consultations with the private sector regarding green financing in Romania. 🏛 The meeting included representatives from the Presidential Administration, the Prime Minister's Chancellery, the Ministry of Finance and the Romanian Banking Association. 📜 Key topics on the agenda were the contextualization of Romania's strategic framework for climate change and green transition, the banking sector's readiness to finance the green transition and the main challenges in providing green financing. 🔦 ProCredit Bank Romania is committed to support the transition to a low-carbon economy in a wide range of projects covering multiple areas, from renewable energy and energy efficiency to mobility and sustainable agricultural practices. 📈 These types of investments particularly target companies facing rising costs of new technologies, companies which perceive increasing risks of climate change challenges and lack of availability of finance.

Support for Georgian Protesters: A Call to Action for Bulgaria and the EU Bulgaria and the European Union must act decisively to support the demonstrators in Georgia during these critical times. The resilience and bravery of the Georgian people—enduring freezing cold, water cannons, and tear gas—are beyond what many Europeans, accustomed to stability and prosperity, can fathom. This courage demands not only admiration but immediate and effective support. Concrete Actions to Show Solidarity Impose Sanctions on Tbilisi Regime Figures The EU can weaken Georgia's authoritarian regime by imposing targeted sanctions on key officials. Such measures would curtail the resources and legitimacy of those undermining democratic values. In parallel, the EU should strengthen its support for the Georgian president, who stands as an alternative to Bidzina Ivanishvili’s oligarchic control. Russia’s Waning Influence Russia, overstretched by domestic turmoil and military commitments in Ukraine and Syria, has limited capacity to sustain the Tbilisi regime. This geopolitical vacuum presents an opportunity for the EU and its allies to increase their influence in Georgia without fear of direct Russian intervention. Putin’s forces—his “Praetorian Guard”—are too overstretched to respond meaningfully to escalating tensions in Tbilisi. Material and Financial Support Expressions of solidarity, while important, are insufficient. The EU must back its words with action by redirecting financial aid away from Georgia’s official authorities and toward opposition groups, civil society organizations, and grassroots protesters. This tangible support would bolster democratic forces and prepare them for a potential “Maidan moment,” akin to Ukraine’s revolution in 2014. Countering Russian Operations Reports of snipers in Tbilisi, allegedly Russian operatives, emphasize the immediate threat to Georgian democracy. The EU must provide intelligence and security support to counter this danger. The conflict is clear: Georgia and Ukraine may not yet be part of the EU or NATO, but they are on the frontline of a larger battle between democracy and authoritarianism. Recognizing this reality is critical to formulating an effective response. A Call for Responsibility Bulgaria and the EU face a defining moment. Their commitment to democracy and human rights must move beyond rhetoric and manifest in decisive, concrete actions. By doing so, they can not only support the aspirations of the Georgian people for freedom and justice but also strengthen the democratic front in a region fraught with challenges. The time to act is now.

My new article for #Forbes on the role of CFOs and in general, data driven/ROI based decision making process in the conditions of overall instability and unpredictability. Short summary - is that “classical MBAs” based on ROI, WACC, etc. approach is not valid anymore, specifically for strategic investments. Planning horizon is to short to assume and forecast stable cash flow. Each market has its particularities: in Germany there is a tendency to have more virtual general meetings and the trend is criticized, especially by individual investors that do not have other events to join for discussing with the management and with members of the boards. In Romania there are many general meetings taking place in same time in different places (cities) without webcasting offered. There is room for improvement and investors are expecting listed companies to adapt the dates and times in order to give them the opportunity to join the meetings, in-person or remotely. However, shareholder engagement is covered better by listed companies comparing with last years.
