N E W S : energy efficiency has a huge impact on $value Data published this week by Domain has revealed energy-efficient homes received 16 per cent more attention from buyers nationwide, resulting in quicker sales compared to their non-energy-efficient counterparts. Como, which has a median house value of $1.25 million, attracted the biggest energy-efficient price premium in Australia at 53 per cent. It is followed in WA by houses in the newer estates in Aveley (19.5 per cent) and Alkimos (19 per cent). Overall, the supply of “green” homes has increased from 36.5 per cent in 2015 to just over 50 per cent of all properties listed for sale. Many know how important this trend is as a way to tackle cost of living pressures experienced by households across Australia. Units in Bowen Hills & Woodridge - Brisbane Two of the top 10 were in Greater Brisbane – units in inner city suburb Bowen Hills and southern suburb Woodridge. Rents in both places have jumped 15 per cent in the past year, with Bowen Hills vacancy rate at 1.2pc and Woodridge even tighter at 0.6pc. Interesting how we are discussing the very same issues about the housing market that we have been discussing for the last 20+ years... inadequate supply, inadequate infrastructure (which makes us wonder what have all the extra development contributions and rates generated over the last 20+ years actually been used for, if not to improve infrastructure?) My view also includes the fact that RBNZ and political interference over the last 7 years (apparently made in the name of reducing property market volatility) has delivered the greatest volatility to NZ house prices in recorded history.

Rental market cooling Australia's median weekly rent rose by just 0.1% in July, which was the slowest rental growth in four years, according to CoreLogic. As a result, annual rental growth slowed to 7.8%, compared to 8.6% three months earlier. During the past five years, rents have jumped 39.7%, and CoreLogic economist Kaitlyn Ezzy said many tenants were now tapped out. “With tenants unable to borrow more to cover rent, many are turning to alternatives such as shared housing, relocation to more affordable areas, or leaving the rental market altogether and buying their own homes,” she said. Nevertheless, rents are unlikely to decline. “Low supply will likely continue to put upward pressure on rents, albeit at a slower pace,” she added. #property #realestate #homeloans
