Most economists forecasting rate cuts The Reserve Bank is expected to reduce the cash rate by 0.35 percentage points by mid-2025, and to then keep lowering it, according to a survey of 29 economists by The Conversation. On average, the economists expect the cash rate to fall from 4.35% to 4.00% by June 2025. Of the 29 economists, 24 expect the cash rate to be lower by June 2025 than it is now, while four expect it to be the same and one expects it to be higher. The cash rate is then expected to keep falling, reaching 3.70% by the end of 2025 and 3.50% by the end of 2026. House prices forecast to grow up to 6% in next year. Domain has forecast that property prices will continue growing throughout Australia over the next year or so. Between May 2024 and June 2025, the national median house price is expected to increase 3-6% and the median unit price 2-4%. “Constrained supply is expected to be the predominant factor influencing property prices in the short term, leading to continued price increases across most cities during FY25, due to the scarcity of land, weak building approvals and high construction costs,” according to Domain. “At the same time, a growing population propped up by strong migration continues to be the wind in the sails of property price growth.”

Units in Bowen Hills & Woodridge - Brisbane Two of the top 10 were in Greater Brisbane – units in inner city suburb Bowen Hills and southern suburb Woodridge. National market overview: In October, CoreLogic’s national Home Value Index (HVI) rose by 0.3%, marking the 21st consecutive month of growth. Perth led the charge with a 1.4% increase, offsetting declines in Darwin, Canberra, Melbourne, and Sydney. Annual growth has decelerated to 6.0%, down from 9.7% in February. Sydney's property market experienced its first monthly decline since January 2023, driven by a fall in upper quartile house values. In contrast, lower quartile house and unit values saw a modest increase. This shift reflects broader affordability challenges and reduced borrowing capacity, which have bolstered the lower end of the market. Despite the cooling trend, mid sized capitals like Perth, Adelaide, and Brisbane continue to show positive growth, albeit at a slower pace. Rising advertised stock levels and declining sales activity indicate looser selling conditions, giving buyers more choice and less urgency. The market is gradually balancing, moving from a seller's market towards a more buyer-friendly environment.

Rental market squeeze shows no sign of ending. Just 1.0% of rental properties were vacant across Australia in March, the same as the month before, according to SQM Research. The national vacancy rate has been at this ultra-low level for two years now – it was 1.2% in March 2022 and 1.1% in March 2023. The rental market is regarded as being in balance when vacancy rates are in the 2-3% range: anything above that favours tenants, while anything below that favours property investors. During the kind of landlords’ market we’re experiencing now, rents tend to grow strongly because tenants have limited options, which forces them to pay higher prices to secure accommodation. SQM Research managing director Louis Christopher said that while vacancy rates were likely to rise a little in the short-term, as tends to happen during the cooler months, “we expect overall tight vacancy rates to be with us for 2024, driven by a fall in dwelling completions relative to growing demand.” #buyersagent #realestate
