📈 Shopping Centres Back in the Spotlight for Investors 📈 2024 has marked a strong resurgence for Australia’s shopping centre market, with a sharp uptick in investor interest. Between January and September, sales volumes surpassed $6 billion, showing over a 50% increase compared to the same period last year. A further $1.25 billion in transactions is also pending, highlighting renewed confidence in the sector. This resurgence comes as shopping centres, particularly those anchored by grocery stores, are recognized as more resilient investments. With foot traffic and rental growth increasing, and vacancy rates on the decline, centres are proving to be recession-resistant assets. Population growth and high development costs have reduced new centre development, creating a supply constraint that is likely to further drive value in existing assets. Notably, Western Australia has become a hotbed for transactions, spurred by rapid population and economic growth. Key acquisitions include Vicinity Centres’ $420 million purchase in Perth’s Lakeside Joondalup and Hines' record-breaking $900 million acquisition of Sydney’s Westpoint. 𝐕𝐚𝐜𝐚𝐧𝐜𝐲 𝐑𝐚𝐭𝐞 𝐢𝐧𝐬𝐢𝐠𝐡𝐭𝐬 𝐟𝐨𝐫 𝐍𝐞𝐰𝐜𝐚𝐬𝐭𝐥𝐞 𝐚𝐧𝐝 𝐋𝐚𝐤𝐞 𝐌𝐚𝐜𝐪𝐮𝐚𝐫𝐢𝐞    Thanks to Suburbtrends for the vacancy rate insights in the graphic below.  This shows that over 50% of "suburb areas" have a vacancy rate of less than 1.0%, and some 90% of areas are under 1.5%. Theoretically, under 1% is considered high demand so this really does showcase the tight rental market at present.   𝘍𝘰𝘳 𝘵𝘦𝘯𝘢𝘯𝘵𝘴 this is not great news, but it does show where some of the harder and easier suburbs to rent right now could be.    𝘍𝘰𝘳 𝘪𝘯𝘷𝘦𝘴𝘵𝘰𝘳𝘴 this highlights the very strong rental demand in the Newcastle and Lake Macquarie regions, and also the suburb areas where it should be easier to get a tenant.   Vacancy rate is just one parameter to consider when analysing an investment opportunity.  If you need help narrowing down suburbs and then sourcing and finding the best performing investment, please contact me [email protected] or 0405 266 587.   #buyersagent #newcastlensw #lakemacquarie

I think the article highlights the variation in property types and locations. Traditional retail properties are struggling in many parts of Australia and yet Sydney CBD’s Pitt Street Mall has just been ranked the 8th most expensive on a $/sqm basis. This to me highlights how important it is to select a valuer who has the relevant expertise when you have a specialist property. Rural property with livestock and crops, retail rent reviews, shopping centres, development valuations, hotels, service stations, childcare the list goes on. When my clients request a quote for specialist properties like the ones above I refer them to a colleague I know has the relevant specialist knowledge. I specialise in Expert Witness Property Valuation reports in Family, Estate and Property Law, tax/stamp duty, conveyancing/property law including partial titles (easements, encroachments, common property purchase) in the Greater Sydney/Illawarra area. Beware the valuer that says they can value anything anywhere! East End rental recovery for Melbourne’s CBD prime office market - JLL The East End of Melbourne’s CBD office market is leading the way in rental growth recovery, as demands including premium location, building amenity and sustainability credentials tighten availability. According to new data from JLL Research, 16% of the 50 prime CBD office assets across JLL’s rental basket – which tracks 25% of the market – have recorded positive net effective rental growth in the last 12 months, averaging 2% compared with -8% for the wider prime CBD grade market. JLL Head of Strategic Research Annabel McFarlane said the growth trend – first identified in JLL’s report on The Real Melbourne Real Estate Narrative - was a clear sign of green shoots in market recovery, amid elevated total CBD office vacancy. Kate Pilgrim JLL Victoria Managing Director and Joint Head of Tenant Representation – Victoria, said demand in the East End was driving pricing tension and, in turn, rental growth. “As an example, securing a whole floor in a Premium quality building in Melbourne’s West End would be circa $750-$900/sqm net,” Ms Pilgrim said. “This compares with space in 101 Collins St – or other nearby East End properties such as 1 Collins St – where the rent would be circa $900-$1300/sqm net. 🏙️ 📈 Exciting news for Brisbane's unit market. 🏘⛺ According to a recent article I read on realestate.com.au, sales prices for units in Brisbane are nearly double what they were just a few years ago. Interesting article on one of the elephants in the property market currently, what is the realistic value for commercial office space post-covid. There have been relatively few sales of this property class post Covid due to falling demand due in part to the work from home/hybrid work trend. "Simon Property Group's chairman, CEO and president David Simon has revealed the company 'successfully sold' its remaining investment in Authentic Brands Group generating total gross proceeds of $1.45bn. This included the sale of a portion of its interest in Q4 of 2023. The company's Q1 results benefitted from the sale of its remaining ownership interest in Authentic Brands Group with its net income including after-tax net gains of $303.9m, or $0.81 per diluted share. It has also raised its quarterly dividend and is increasing the mid-point of its full-year 2024 guidance. Brisbane’s Queen’s Wharf precinct is scrambling to find a new high-end retail offering after its world-renowned luxury anchor tenant pulled out of the deal, believed to be worth millions. In 2021, Destination Brisbane Consortium – behind the $3.6b Queen’s Wharf development -sprouted global leader in luxury retail offerings DFS Group Limited part of the $309b Moët Hennessy Louis Vuitton (LVMH ) Group, would provide a sprawling 6000sq m shopping oasis on the riverfront site. It was to include a three-level T Galleria Emporium in the historic Printery Building on George Street; plus a wealth of its luxury brands, including Louis Vuitton, housed across 16 freestanding stores, making it DFS’s largest shopping footprint in Oceania. But the premium retail group has abandoned the deal, believed to be worth millions of dollars, leaving Destination Brisbane Consortium desperate to find a replacement.

💡 Market Insights: CoreLogic Economist Kaytlin Ezzy says demand is now tilting towards unit and apartment living due to affordability concerns, particularly in capital cities. The prolonged high-interest rate environment has seen buyer demand continue to skew towards more affordable housing alternatives, with most capitals now recording stronger growth in the more affordable unit sector "House values surged nearly 40 per cent since March 2020, while unit values rose 17.9 per cent, indicating the widening gap between house and unit values," Ezzy says.
