As a buyers agent that's been engaged for 91 purchases in the last 18 months, this is what I'm seeing: - CoreLogic reports an increase in National Dwelling Values in April. This marks the 15th consecutive month of growth in the current cycle. - This growth has occurred despite 13 interest rate rises. - Property values are demonstrating resilience and reaching all-time highs. - I invest nationwide, focusing on areas with stronger supply and demand balances. - In my business, inquiries increase whenever the RBA pauses interest rate hikes. - More people attend open homes and there's heightened competition and confidence during rate pauses. - Despite owning a portfolio and dealing with high interest rates, I prefer the cash rate to remain stable. - A decrease in rates now could overheat an already heated market. - Many ask if now is a good time to invest; if you're financially and emotionally ready, it makes sense to invest now rather than wait. - Future rate decreases could lead to even more market chaos. More vendor discounting indicates a weaker market while less represents a stronger market. So how much vendor #discounting is occurring right now? Across #Australia, the median vendor discount fell from 3.6% in the March quarter to 3.5% in the April quarter – the lowest in two years – according to CoreLogic. That included a fall from 3.9% to 3.8% in regional locations and a rise from 3.1% to 3.2% in the #capital cities. If you started investing in property July 1992 property would easily out perform superannuation contribution's mayed by your employer. Sydney's median house price value in july 2024 stands at $1,473. 038 . Same applies to unit prices in July 1992 roughly costing buyers $183,230. Sydney's median unit price value is currently as of july 2024 standing at $806,310. If your on a income roughly let's say $60,000 a year and your employer was paying you superannuation until now you would be lucky to have in your super account $350,000 to $380,000. You have to consider that's 32 years of superannuation savings for your retirement at this rate isn't going to get you far. Cost of living isn't improving. Most people need to implement change to improve their life's for their future retirement. Using your superannuation to buy a investment property might be a wise business decision. The outcome is, if you invested property back in 1992, you would be roughly 1Milllion times better of today. There's definitely no comparison between the two, Property out- perform's super by a mile.
