This marks the 15th consecutive month of growth in the current cycle. - This growth has occurred despite 13 interest rate rises. - Property values are demonstrating resilience and reaching all-time highs. - I invest nationwide, focusing on areas with stronger supply and demand balances. - In my business, inquiries increase whenever the RBA pauses interest rate hikes. - More people attend open homes and there's heightened competition and confidence during rate pauses. - Despite owning a portfolio and dealing with high interest rates, I prefer the cash rate to remain stable. - A decrease in rates now could overheat an already heated market. - Many ask if now is a good time to invest; if you're financially and emotionally ready, it makes sense to invest now rather than wait. - Future rate decreases could lead to even more market chaos. 🏡 Australian Housing Market Insights The average new owner-occupier home loan in Australia has hit a record high of $626k, driven by the booming markets in Perth, Brisbane, and Adelaide. Queensland, South Australia, and Western Australia have also reached all-time high loan sizes. NSW maintains the largest average loan at $767k, while Victoria's average has dropped to $601k amid a weaker Melbourne market. Despite rate hikes reducing borrowing capacity, owner-occupiers are taking out larger loans than ever before. Refinancing falls 23.9% from its peak The record-breaking home loan refinancing boom has well and truly come to an end, although plenty of borrowers are still switching mortgages. In July 2023, borrowers refinanced a record $21.469 billion of mortgages with external lenders, according to the Australian Bureau of Statistics. But in April 2024, the most recent month for which we have data, that figure fell to $16.343 billion, a 23.9% reduction. Nevertheless, as the graph shows, refinancing is still high by historical standards. The refinancing boom was triggered by the sharp rise in interest rates and inflation that occurred in 2022 and 2023. But now that rates appear to be at or near their peak and inflation has fallen markedly from its high point, there’s no longer the same urgency to refinance. That said, if it’s been at least two years since you took out your home loan, it would be a good idea to speak to a mortgage broker about your options, because there’s a good chance you could refinance to a loan with a lower interest rate. #property #realestate #homeloans
