Federal Budget Report 2024/2025 The Australian Federal Government's 2024-25 Budget looks to balance cost of living relief without stoking inflation. It marks a significant milestone, achieving back-to-back surpluses for the first time in almost two decades. This year’s budget allocates $11.3 billion for housing, including $9.3 billion for social housing and homelessness, $1 billion for crisis and transitional accommodation, and an additional 10 per cent increase in Commonwealth Rent Assistance. These measures will help boost the supply of homes over the medium term. While the plan is multifaceted, focusing on several key areas to achieve its goals and supported by a $90.6 million construction workforce package, we are still lacking a more immediate solution to increase the supply of new homes. Overall, the markets remains largely unchanged. What remains to be seen is whether the government has effectively aligned its fiscal policy with monetary policy to prevent fuelling inflation and potentially prompting further rate hikes by the RBA - meaning that the rates remains the same; steady through 2024 with a potential cut at the start of 2025. Rental market cooling Australia's median weekly rent rose by just 0.1% in July, which was the slowest rental growth in four years, according to CoreLogic. As a result, annual rental growth slowed to 7.8%, compared to 8.6% three months earlier. During the past five years, rents have jumped 39.7%, and CoreLogic economist Kaitlyn Ezzy said many tenants were now tapped out. “With tenants unable to borrow more to cover rent, many are turning to alternatives such as shared housing, relocation to more affordable areas, or leaving the rental market altogether and buying their own homes,” she said. National median rises another 0.5% Australia’s median property price increased for the 19th consecutive month in August (see graph), but the rate of growth is slowing, according to CoreLogic. CoreLogic said “affordability constraints are a key factor behind the broader slowdown”. Another factor is the interplay between supply and demand. “At a high level, there is still more demand for housing than available supply, but the flow of advertised supply and demand are becoming increasingly balanced.” Nevertheless, CoreLogic forecast the national median price would continue rising over the remaining months of 2024, albeit at a modest pace. “While there is a clear slowdown in growth, housing values are underpinned by a longer-term lack of new supply, which has been exacerbated recently by ongoing constraints in the residential construction sector,” according to CoreLogic. “Buyer numbers have slowed amid high cost of living pressures, but vendors in most markets will likely be empowered to delay their home sale if buyers do not meet their price expectations.” #property #realestate #homeloans

Property prices rise for 20th consecutive month The national property market is sending mixed signals. * On the one hand, Australia's median property price rose another 0.4% in September, which was the 20th consecutive month of growth, according to CoreLogic. * On the other hand, the pace of growth has slowed: the median price rose just 1.0% in the three months to September, which was the smallest quarterly increase since March 2023, in the early days of this growth cycle. One reason the market is slowing is due to an increase in supply, which is making it harder for vendors to sell their homes. “The flow of new listings coming onto the market was tracking 3.2% higher than a year ago nationally, to be 8.8% higher than the previous five-year average for this time of the year,” CoreLogic said. “Auction clearance rates have wound back to the low 60% range across the combined capital cities, which is about 4 percentage points below the decade average. Property price update Australia has a two-speed property market, the latest CoreLogic data has confirmed. * Over the three months to October, Brisbane, Perth and Adelaide recorded strong price growth. * By contrast, prices went backwards in Melbourne, Hobart, Canberra and Darwin, while inching forward in Sydney.
