We’ve just wrapped up our first pilot Barista Program in partnership with Darcy Street Project! Over two weeks, participants didn’t just learn how to brew great coffee—they gained confidence and built connections. The program included hands-on experience making coffee for our team and neighbouring offices and a tour of some of the best coffee spots in Surry Hills. Welcome to the portfolio to Anden in Coogee! This fifteen lot scheme was completed in early 2023 and recently joined our portfolio seeking a trusted partner to guide them through the inevitable challenges facing a new building. Those challenges (defects, getting everyone moved in, setting the budgets/levies appropriately) can be daunting but it's critical to get those right, and we are excited by the opportunity to work with the owners in Anden with their interests at heart to set up a bright future for the development.

Compliance, done differently! At Strata Sense, we eschew the typical industry model of having a strata manager/assistant team that do everything for their clients. Instead, we have various teams that provide specialised services across the portfolio. Our compliance team handles all insurance renewals, AFSS lodgments, pool certification, lift compliance, and more across our buildings. Qing Liu and Miriam Pang make up that fabulous team. Qing has been with us now for near on seven years now and Miriam will join the five year club in September. They are great at managing all stakeholders in the process, be they building managers, fire safety contractors, or insurance brokers, all while keeping the client up to speed. Thanks for all your hard work, Qing and Miriam!

Celebrating this huge meeting last night. Everything that John says here bears repeating but just to also celebrate a couple of other points that are important to us strata folk: 1. The team managed to sign in 355 lots (only about twenty short of our all time record) in under 15min; 2. We managed to get through all twenty-three agenda items, including some difficult and contentious ones, in just over two hours. We only had four people leave during the meeting; 3. The owners and our team managed to calmly and respectfully talk through a very necessary but painful 22% increase in quarterly levies and nearly a million dollar special levy to start getting a proper savings account going for the building; 4. In contrast to previous meetings, we were able to have enough confidence from the owners to avoid unnecessary poll votes. We would give credit to those who disagreed on the contentious items that they did not put the owners to the pain of pausing the meeting repeatedly to administer poll votes. It's a small win but shows the power of working respectfully with everyone, even if you can't get agreement on everything. Congratulations to the whole team (six present at the meeting plus all the work on systems improvements to get better at these meetings over the years). And although we don't think that many owners hang out on LinkedIn, a really sincere thanks to the owners who worked so hard to communicate accurate and important information to their co-owners in the lead up to the meeting so that the right decisions were made. It should not be that owners need to spend huge numbers of hours door knocking and politicking to ensure that the building runs as the law requires, but unfortunately that is where we are at with some buildings at the moment and some owners really stepped up for this meeting.
"Success from the ashes of despair" - a good news #strata story. I was invited to attend the AGM for one of NSW largest strata schemes. Over recent years the #ownerscorporation has faced mounting problems with #wateringress, a dysfunctional #stratacommittee, failure to repair and maintain #commonproperty, personal threats, and allegations of kickbacks from suppliers to individual owners. Professional advice was routinely ignored. The development was at risk of being #uninsurable within 12-18 months if action wasn't taken. Last night we saw democracy in action. Differences were aired respectfully. Several members of the strata committee were removed and unable to seek re-election. A widely supported new committee was elected. Budget measures to resolve 8 years worth of issues were approved. The majority of owners stood up for their community, voted to protect and enhance their property values, and are back on track for a successful future. I want to call out the #courage of a number of owners who stood firm against allegations of #bullying and threats and led the way to a great outcome. Professional #stratamanagement was a key element and I want to recognise the contribution of the team at Strata Sense and the leadership of Alexandra Weynton and Daniel Holt. There are challenges in NSW strata but examples like this reinforce the importance of #professionalpractice, a strong #regulator and improved #education and #support for strata owners.

We at Strata Sense have always adopted a more inclusive and transparent fee for service model. As part of this fee model, we pass back any insurance commissions. We advocate for transparency in fee structures as an essential component of advancing the strata management industry's professionalism.
