    Another approved development application for BKA for Crown Street Wollongong!   Our design team have been given approval for a large-scale mixed-use development application. Over 250 units and over 1000m2 of commercial space, the development has been delivered with the Wollongong CBD’s urban transformation in mind.   Engaged by LEVEL 33 to assist with gaining development approval, our design team Jesus Vidal Garcia, Angus Lynch worked closely with town planning firm Planning Ingenuity to replace a vacant commercial lot with a large-scale mixed-use development including 252 apartments, and 1039m2 of commercial and retail space on the ground floor.   The thoughtfully designed complex, set to replace the existing buildings, will boast two towers across a 4-storey podium, intentionally designed to ensure even distribution of natural light across all buildings.    Working closely with Council and arborist Season Tree Consulting to develop the concept to retain a heritage listed fig tree, which will continue to be protected through our eco-conscious approach respecting the natural environment, nature and positive impact for the residents and local community.   • Today the NSW Government announced a state-led approval pathway for major residential housing projects, and a new rezoning pathway. The approval pathway is to be overseen by the Housing Delivery Authority (HDA) which will be established within the Department of Planning, Housing and Infrastructure. The pathway aims to cut approval times and speed up the delivery of new homes. Proposals in this pathway will not be required to be considered by councils. The reform will come into effect early 2025 and will be available for new housing developments with an estimated development cost above $60 million in Greater Sydney and a cost of approximately $30 million in regional NSW. The new rezoning pathway allows for selected projects which would deliver significant housing uplift to go through a fast track rezoning pathway, that does not require council process. Proposals under both pathways will be selected though an Expression of Interest process run by the HDA.

    BKA Architecture’s adaptive re-use commercial project has recently been completed at Hutchinson Street, Surry Hills. The project enlarged the existing office space within the heritage listed former factory, via a steel and concrete contemporary structure in harmony with the retained building. The heritage listed component of the project “has significance for its associations with Eric M. Nicholls, a prominent architect in the early to mid-20th century, who made a substantial contribution to Australian architecture.” (NBRS). The retained facade showcases 2 different design aesthetics in Nicholls’ work, with the juxtaposition of the curved forms of the late 1940s and the rectilinear functionalism of the 1950s. The original Alterations & Additions DA approved was completed by SJB, and later substantially modified by BKA in successive S4.55 modifications, including re-designed entry lobby, skylights, end of trip facilities and service areas. The new entry lobby allows the original façade to permeate towards the interior, whilst directing the users toward the central tree planted light well. Custom made bespoke lighting and endless vein cladding surround this space. The curved shape of the zinc roof was carefully designed to allow solar access to the adjacent dwellings. The roof form translates to the interior ceiling and it is accentuated by the large skylights, providing long distance views of the city and large amounts of natural light. The common amenities are of minimalist luxury, taking clues from the original brass details of the retained mid-century building. The upper levels are screened by a heavy-duty marine grade steel mesh, providing visual privacy from the neighbouring residential buildings as well as an aesthetically intriguing design.   • Early Engagement on the Wollondilly DCP Review Wollondilly Shire Council is seeking feedback on the Wollondilly DCP 2016 prior to undertaking its comprehensive review. Council is seeking feedback from planners, architects, developers, builders and others who use the Wollondilly Development Control Plan (DCP) 2016, or who have an interest in the outcomes of the DCP. Comprehensive Review of Wollondilly DCP 2016 The review of the Wollondilly DCP 2016 does not apply to DCP's relating to the Wilton or Greater Macarthur Growth Areas, as these growth areas are not within the Wollondilly Local Environmental Plan 2011. Feedback received from the questionnaire will guide the development of a new Wollondilly DCP, which will contain new and revised objectives and controls. Council is seeking feedback on aspects of the Wollondilly DCP 2016 which need improvement (e.g. controls which are frequently varied, or where there are gaps in controls), areas which should be retained for the new DCP (e.g. aspects which work well or are useful), and the structure of the DCP. A Draft Wollondilly DCP will be prepared and will undergo further engagement in accordance with the Environmental Planning & Assessment Act 1979.   • Hawkesbury City Council is inviting community members to view and comment on Council’s Draft Hawkesbury Section 7.12 Contribution Plan which will be on public exhibition for a period of 28 days from Monday 28 October. The Plan repeals the Hawkesbury City Council Section 94A Contribution Plan 2015. Council's planner are seeking comments on both the Draft Contributions Plan and the relevant Works Schedule.
