  • The top regional price review 2024 examines short-term shifts in sale and rental markets for houses and units across regional NSW, VIC, QLD, SA, WA and TAS, excluding capital cities. The report delivers a granular view of how regional markets are performing over time, highlighting trends and variations at a local level and offering a consistent lens through which to gauge market dynamics in the regional Australian property market.   • The IPN Property Market Insights series analyses listing activity across Australia’s regional housing market in comparison to capital city markets. The Housing Choice for Older Australians report examines the top 25 Statistical Area Level 3 (SA3) regions with the highest proportion of residents aged 65 and over as of 2023. Key findings indicate that while the majority of older Australians still prefer detached houses, there is a growing need for smaller, low-maintenance units to accommodate the practical needs of an ageing population. Yet, unit availability remains limited in most high-retiree regions, with only a few areas offering a balance between houses and units. With a preference for space, privacy, and proximity to nature, older Australians favour coastal and rural settings. However, as regional areas attract more retirees, gaps in housing supply - particularly units - highlight opportunities for developers and policymakers. Addressing this need will involve balancing traditional housing preferences with emerging demands for accessible, downsized living options.   • The October Regional Listings Index report highlights continued state-level fluctuations. In October, the aggregate number of listings across capitals saw a decrease of -2%, whilst regions saw a drop of -1%. These state-level fluctuations continue to vary considerably, indicating a more complex supply dynamic.   Interested in how your state performed?   • The IPN Regional Rent Index analyses the short-term fluctuations in rental markets across regions in NSW, VIC, QLD, SA, WA and TAS, excluding capital city areas.   The October report highlights the top 20 regions with the largest increases across median house and unit rents and the top 20 regions with the largest decreases in vacancy rates, as well as a comprehensive state-by-state analysis.   • The IPN Regional Price Index analyses the short-term fluctuations in house and unit markets across regions in NSW, VIC, QLD, SA, WA, and TAS, excluding capital city areas.   The data is derived from agent-advised sale prices for houses and units and is calculated over a rolling 12-month sample period.   The October report highlights continued market shifts across all states. How did your area perform? 

  • Introducing the IPN Property Market Insights Series.   Our property index reports will now be published on a quarterly basis and in between we aim to provide our followers with regional property insights, trends and analysis, under the IPN Property Market Series.    Our first report is the Diverging Listings Report. The report highlights how dynamics have shifted in the current market, specifically looking at the increase or decrease in property listings.   Comparing a rolling 12-month average, capital cities have shown significant increases in listings, mainly due to new stock and affordability pressures. Melbourne City has seen a sharp rise of +418 listings, whilst in Sydney Inner City there has been 115 more listings.   In comparison, regional areas are showing stable market conditions. Key regions such as Latrobe Valley (+87) and Ormeau - Oxenford (+78) have seen smaller listing increases, while some areas, like Shoalhaven, have even experienced declines. The stability of regional areas, compared to capitals, can be attributed to balanced supply and demand dynamics.    Overall, the data highlights that regional markets are more resilient and less affected by the economic forces impacting capital cities. Urban areas may continue to face upward pressure on listings, whilst regional areas remain steady.    What is happening in your region? Find out in the report below.

  • Great to see Ben's contribution and passion for the industry rewarded with his appointment as a Fellow. Since joining #IPN, Ben has also made an amazing contribution to the IPN, sharing his knowledge, skills and experience with the team. Well done, thank you and congratulations Ben.

    This week, we are delighted to feature Ben Rose, a dedicated Member since 2006 and recently appointed a Fellow in 2023. When asked about the proudest moment of his career, Ben responded: "There are many, but being asked to value, act as an expert for, and winning the case as an expert witness poultry farm valuer is right up there. Being called 'the iceman' by the Barrister for my performance in the box was really cool." Advice to Young Property Professionals? "Take every opportunity you can in your early career to try out different areas of valuation, and then specialize in an area that excites you. Be the best you can for every report, and don't rush or skimp on a valuation due to time or fee constraints. Each valuation must be well considered and should be a reflection of your skills." What do you value most about being a Fellow of the Institute? "I really value the recognition of my peers and the peak industry body, that I am a leader in the industry, with an expertise in specialized rural and agribusiness properties. As rural and agribusiness valuers, we don't tend to look for the limelight; we just keep moving on, so this is a wonderful acknowledgment."
