Capacity: Is your ability to repay the loan, based on your income and existing debts. Capital: Means your net worth and the value of assets you can offer as collateral. Collateral: Refers to the property you're purchasing or using as security for the loan. Conditions: Are the overall economic conditions and how they may affect your ability to repay the loan. Most insurances we take out are designed to protect us. Lenders Mortgage Insurance (LMI) is a little different. It actually protects the bank on the off-chance you default on your loan before you've had a chance to build up your equity. Generally you'll have to take out this insurance if you have a small deposit as you'll be considered a bigger risk. Good news is there are plenty of ways to avoiding paying LMI altogether.
