According to him, in Q3 2024, Abu Dhabi’s property market continued its upward trend, with home prices rising as the ValuStrat Price Index (VPI) recorded a 1.7% quarterly and 5.3% annual increase, reaching 120.7 points. Union Properties has announced three new projects. The first project, Takaya, will be revealed in the coming weeks, featuring 744 residential units, 39 townhouses and 55,000 sq ft of retail space, valued at AED 2 billion. With the developer reducing its debt by 50%, from AED 1.5 billion to AED 750 million and plans to cut it further to AED 400 million by 2024, this marks a strong financial turnaround, positioning Union Properties for continued success in Dubai’s real estate landscape. 📌 Key Highlights: - Takaya Project: 3 towers and a range of residential and commercial spaces. - Debt reduction of 50% achieved, with the goal of a 73% reduction by the end of 2024. - Two additional large-scale projects to be unveiled within 18 months. 💡 My Take: Union Properties' ambitious expansions come at a time when Dubai’s real estate sector is seeing a steady surge in demand, driven by increased investor confidence and tourism. During the first quarter of 2024 the Dubai real estate market witnessed significant growth across its residential and commercial sectors, as indicated by the latest data from the ValuStrat Price Index (VPI). In the residential segment, the VPI for capital values surged by 6.4% quarterly and 24.7% annually, reaching 167.5 points, compared to the base of 100 points in Q1 2021. This growth was driven by a 5.7% quarterly and 20.1% annual increase in apartment valuations, propelled mainly by mid-affordable communities. Villas remained resilient, achieving 211 points with a yearly increase of 29.6%, reaching a 10-year high in prime villa values. Moreover, the office sector witnessed a remarkable upswing, with office unit valuations soaring by 29.9% annually, reflecting sustained demand for premium office spaces. The VPI for office capital values reached a record 194.2 points, signaling a robust market. Key business districts like DIFC, Jumeirah Lake Towers, and Business Bay witnessed significant annual growth, underscoring Dubai's status as a regional business hub. In the industrial market, the VPI for Dubai Industrial capital values reached 135 points, registering a 15% annual and 3.5% quarterly increase in logistical warehouses. This growth reflects the resilience and adaptability of Dubai's industrial sector, which continues to attract investment and expand its footprint. The robust performance of the real estate market is further underscored by strong rental growth across all segments. Residential asking rents surged by 11.7% annually, with villa rentals rising by 6.1% annually and apartment rents growing by 16.4% yearly. Did you know? Professional images make up a very small fraction of the billions of photos produced and put out into the world every day.  The homogenization of photographic styles is increasing with presets and filters. I did a bit modeling in London back in the days. 167cm height, I was quite surprised myself... It did not last long. I moved on to the job of photo assistant for an English photographer to caster for a modelling agency to photo producer. I enjoy going back on shoots although I sometime forget I am not dealing with models but employees or CEOs. The have their say on the final results ;-) The young generation want to be seen only one way when models leave it to the creativity of the photographer, creative director and stylist. At the end of the day they are getting paid for it! Visual content holds immense significance as it captivates attention, effectively conveys messages, and reinforces brand recognition. There are various types of visual content to consider, including high-quality photographs. Office unit valuations in Dubai surged by 31.7% annually and by 9.4% on a quarterly basis, marking the 13th consecutive quarter of growth and the highest quarterly increase in a decade. This surge reflects a sustained demand and limited supply of high quality office space in well connected locations. Office sales grew by 9.5% QoQ and 1.9% YoY. Emaar's Dubai Hills Estate signals a shift in recognizing F&B's value in urban planning. In light of the recent The MICHELIN Guide Awards here in Dubai, Emaar has released a social media video, leveraging the recent recognition received by five of its F&B tenants at Dubai Hills Estate Properties. They call themselves the “home to Michelin guide restaurants” encouraging people to “Discover the best new gastronomy destination today.” (Congrats to Avatara for the 1 Star and Revelry, REIF Japanese Kushiyaki , Hoe Lee Kow and DUO Gastrobar for the Bibs, by the way!) This acknowledgement is a good sign that regional developers are finally recognizing how important strong F&B is in creating vibrant, desirable and successful communities. I hope this marks a shift in the way developers approach the role of F&B in development planning. I am a big believer in the integration of comprehensive F&B strategies in the early stages of urban planning and the success of Dubai Hills Estate's F&B validate the value of a well-executed F&B vision. A successful "ground street strategy" of course, requires a vision, but also meticulous planning. Concept, Spatial and Business planning. Concept planning involves setting that vision, benchmarking, and placemaking. Spatial planning includes infrastructure and amount, location, size, and layout of F&B spaces. Finally, business planning focuses on supporting restaurateurs with leases, marketing and a creating a favourable business environment.   The triumph of Dubai Hills Estate's F&B should inspire developers to embrace a comprehensive F&B strategy within their urban planning. As Dubai's urban sprawl continues, creating vibrant, economically thriving, and enriching communities becomes increasingly crucial for all who live, work, and visit them.
