  • How the world's wealthiest people invest their money In the chart, we've shown how individuals with ultra-high net worth (UHNWI) - those with a personal capital of $30 million or more - manage their finances. These data are based on the 2023 report from Knight Frank. Knight Frank surveyed 500 asset managers, family offices, and private bankers who oversee assets totaling $2.5 trillion. Investments in real estate continue to be among the most sought-after. The average affluent individual owns 3.7 homes. Notably, in 2022, there were 579,000 individuals worldwide with fortunes exceeding $30 million. The majority of the super-rich reside in New York, Tokyo, and San Francisco. ✺ According to forecasts, over the next five years, the number of super-rich individuals is expected to reach 744,000, marking a 29% increase. Dubai is set to become one of the most attractive destinations for billionaires.   • Three mistakes in real estate investing Beginner investors can make mistakes when dealing with real estate: 1. Buying any appealing property without researching the market, surroundings, location, developer, and concept. This approach can lead to surprises. For example, another developer may launch a nearby project with lower prices and higher quality, making it harder to resell the apartment. 2. Failing to calculate returns. A broker might say, “This is a very promising project, with returns definitely no less than 150% annually in dollars!” Always request return calculations. While figures don’t guarantee a return on investment, they can reduce the risk of buying a non-liquid asset. 3. Not planning for payment difficulties. Sometimes, an investor overextends themselves by taking an apartment on installment but later struggles to make payments. This can lead to exiting the project early, selling the apartment at a loss.   • Two options for collective investment: how to invest in real estate We offer two types of collective investments. In the following cards, we’ll explain how they differ and the features of each option. ✺ Collective investments for purchasing a single apartment/villa We’ve already done this: investors who were ready to invest $30,000-$50,000 approached us. Real estate expert Anton collected the applications, selected the property, negotiated the deal terms with each investor, and then ordered the contract from a lawyer. The investors purchased an apartment on installment.
